Cancellation Policy

Details

Your lease is set for a fixed term from September 1st, 2024-August 23rd, 2025. If you would like to end your lease early, you must seek approval from management and are then responsible for finding another resident who is a student to take over your lease. Until a suitable resident has signed a lease and paid the last month deposit, you are responsible for upholding your lease. An administration fee of $250+tax applies to all lease reassignments.

Refund Policy

Our consultants will be responsible for matching you with the approiate apartment or house, and after matching , we have a dedicated application specialist to help you apply it, and this application process involves guiding students to sign a contract, pay a deposit, prepare application materials, and communicate with the apartment. We take care of all the procedures for applying for an apartment until you move in. In addition, as long as you do not sign a contract with the apartment and pay a deposit, our service fee is fully refundable, but once you have signed a contract indicating that the room is yours, our service fee cannot be refunded, and the room cannot be refunded, only subletted.

Room Assignment Policy

We use a roommate matching software called RoomSync - a cross platform roommate matching solution that helps residents find the perfect roommate.



The RoomSync application adopts an interesting interactive browsing format, where users can swipe through potential roommate profiles, swipe left to skip, and swipe right to like. If two users slide to the right of each other, they will receive a "synchronized" notification and be encouraged to further understand each other.



The registration email for Avant's future residents will be sent at the end of July/early August. Residents who choose not to participate will be matched based on gender. For more information about the RoomSync platform, please click here.

Please note that apartment policies are subject to change at any time. For the most current information, please consult your Consultant

Subletting Policy

We allow residents to sublet apartments. It's easy to find a sublessor during your few months out, as accommodation in downtown Toronto is always very popular! For safety reasons, we will charge a sublease screening fee of $250.

Termination Policy

If you meet the following conditions, you can terminate the lease in advance:



You and your landlord agree



If you transfer the lease (and unit) to someone else



The landlord and tenant committee has issued an order to terminate the lease agreement in advance



You signed a lease agreement with the landlord on or after April 30, 2018, but the landlord did not use the standard lease form. You have sent a written request to the landlord to provide you with the correct standard lease form.

While the furniture and appliances are included, below is a guide to help you with the personal belongings that you will need to provide:

COMMON AREA : Electronics and corresponding cords/adapters, décor, trash can, trash bags, pots and pans, plates, cups, eating/serving utensils, coffee maker. Cleaning/disinfecting supplies, dishwasher detergent, laundry detergent, etc.

BEDROOM : Linens, pillows, mattress pad, towels, toiletries, shower hooks and curtain, trash can, décor, electronics and corresponding cords/adapters, and anything else that makes you feel at home.

Is the apartment furnished?

All suites are fully furnished with new and modern furniture. Your suite includes a bed and bed frame, a desk and desk chair, and in-suite kitchenettes and bathrooms.

What does private mean in XBXB?

"The naming method of Canadian apartments is XBXB. The first B refers to the number of bedrooms, and the second B refers to the bathroom, which is the number of bathrooms. For example, 3B3B refers to the apartment type with 3 bedrooms and 3 bathrooms. House types marked with [single] or [private] refer to a single bedroom, and one bedroom can accommodate one person;"
