No matter how much water or electricity you use and how often you turn on the heating, you only pay your fixed rent and don't receive a nasty additional costs bill at the end of the year. Maximum transparency and an all-round carefree package so that you can concentrate fully on your studies. And on top of that, of course, all costs for using the Internet and the large communal areas such as the lobby, laundrette, study area, gaming room & gaming areas as well as the use of the fitness studio and participation in our diverse events are already included in your rent. Laundry and cleaning service Whether you need a clean outfit or a meeting point for the evening, the laundry has everything you need. Washing machines and tumble dryers (for an additional charge) are available in a unique lounge with chilled sofas and snack machines. This makes doing laundry something to look forward to. In addition, a cleaning service can be booked at any time to get your apartment in shape. (for an additional charge) The parking garage A covered parking space is available on request. Two weeks before departure, our onsite team will inspect the studio. If the studio is in poor condition, we will ask you to leave the studio earlier (maximum 2 weeks) as it must be clean for the next guest. Whatever the condition of your room, you can always book a cleaning service to help keep things fresh and free of all that unintended clutter. (extra charge) Two weeks before you check out our renting team will check out the studio. If the studio is in a bad shape, we will ask you to leave earlier as it has to be clean for the next guest. If it is in a terrible shape, we might ask you to move out earlier. Max 2 weeks so that our cleaning team can get it ready for the next tenant. Cancellation / Cancellation Covid-19/20/21 English: Usually the lease has fixed term and dates and may not be cancelled. Cancellation will only be accepted if there is an important reason. English: The rental contract usually has a fixed term and fixed dates and cannot be terminated. I am hereby sending you the information in case of cancellation: All our rental contracts are legally binding and have a limited term and can only be terminated for "important reason ". Cancellation will only be accepted if there is an important reason. Important reasons for cancellation are: no longer a student, illness, death in the family, visa has not been confirmed... Below you will find the information when a cancellation / Change due to Corona is accepted: In the current, special situation, the following points are considered as "important reasons" and therefore allow the termination or modification of the rental agreement: 1) Entry or exit ban in the respective country of origin/travel country (for Germany there is currently a ban on entry from all non-EU countries) 2) Request from the government of the home country of the respective tenant to return to the home country immediately (in the event that the student is actually forced to return) 3) Cancellation of the entire Erasmus or Study programs/Internship Our reservations team will be happy to help you with any further questions. Please note that if any of the above points apply, we require official proof/confirmation and an application in PDF. Depending on the property, you can choose between apartments with a minimum lease term of 6 to 12 months. However, during this rental period you must always be studying. Please note, the return of your apartment to us is one week before the end of the rental period, in order to be able to carry out cleaning, maintenance and repair measures necessary due to the use of the apartment and for a direct follow-up rental. We have calculated the rent on the basis of an effective term shortened by one week, so that this regulation does not represent an economic disadvantage for you. Of course, if you extend your stay with us and continue to reside in your apartment, no prior move-out is required between your old lease and your new lease. EN: What rental contract terms are available and what does the 1 week early move-out have to do with it? Depending on the property, you can choose between apartments with a minimum term of 6 to 12 months. However, you must always be studying during this rental period. Important: After your booking has been confirmed on , you must finalize your reservation in our system again. The following applies to you: 1. You will receive a link to our website by email. 2. On our website, you must now select the apartment type that you secured on . 3. You will then receive password-protected access to our app and can upload your registration certificate and a copy of your ID card or passport and confirm the contract. 4. We will then check your details and if everything is OK, you will receive an automatic email with a request to pay the deposit and our one-off handling fee (this is independent of the booking fee!) 5. As soon as there are no more outstanding payments (within the next 5 working days) and the money has arrived with us, we will finalize the booking and you will receive a final confirmation email. 6. Please note that the booking should be completed via our system no later than 7 days after booking on . After 7 days, the room is no longer reserved for you and can be booked by someone else. Shortly before the start of the semester, reservations can only be held for 2 days. In this case, a refund of the costs paid so far is not guaranteed. Good to know: After your booking has been confirmed on , you have to finalize your reservation in our system. The following steps have to be completed: 1. You will receive a link to our website by e-mail. 2. On our website, you have to select the apartment type you have booked on . 3. As the next step, you will receive password-protected access to our app where you can upload your enrolment certificate, as well as a copy of your ID card or passport, and confirm the contract. 4. Afterwards, we will check your details, and if everything fits you will receive an automatic e-mail with the payment request of the deposit and our one-off handling fee (this payment differs from the booking fee!). 5. As soon as there are no more pending payments (within the next 5 business days) and we have received the money, we will finalize the booking and you will receive a final confirmation e-mail. 6. Please note that the booking through our system should be completed no later than 7 days after booking on . After 7 days, the room is no longer reserved for you andcan be booked by others. Just before the semester starts, reservations can only be held for 2 days. In this case, a refund of the costs paid so far is not guaranteed.
