Uni House Court is a cheap student accommodation in Birmingham, within walking distance of the University of Birmingham. The flats offer a cosy en-suite designed with the student's privacy and comfort in mind, making it the most balanced room type available. The flat is in the vibrant Selly Oak area, surrounded by supermarkets, restaurants and nightlife. It is also close to attractions such as Winterbourne House & Garden and the Lapworth Museum of Geology, making it a great weekend destination for students. It is easily accessible by public transport, and students can also reach Aston University and Birmingham City University.

 

Features

Uni House Court Birmingham offers the comfort and convenience of an En-suite room, the most common room in the UK, designed for the student's privacy and comfort, with a private bathroom inside to ensure personal space and hygiene for all. The kitchen and living room, shared with flatmates, are natural platforms for socialising, with an internal sofa and TV, and are spaces for students to make new friends. Basic furniture is provided in all flat rooms, including double beds, tables and chairs, bookshelves and wardrobes. Alternatively, students can walk to Selly Oak railway station in 7 minutes, from where they can travel to other cities in the UK.

Uni house Studios - Reservation and Cancellation Policy

RENT PAYMENTS
The tenant assumes full responsibility for payment of the rent of the Studio as a whole. Any tenant who wants to leave the premises once the tenancy has been signed, will be responsible for finding a replacement and for notifying the Landlord of any proposed arrangement in writing and await the Landlord's written reply before it is finalised.

In this situation the original tenant remain liable for the whole rent of the whole dwelling until a replacement tenant has been mutually agreed and the new tenant will then be taken to have assumed the rights and obligations of the tenant replaced for the remainder of the term granted as if named the original tenant. We will help find a replacement tenant as far as practicable for you, even though it is your responsibility.
RESERVATION & CANCELLATION
On making your booking, you will be asked to pay the deposit fee. This is to reserve your room, ensure it is taken off the market and held for you. Once your tenancy commences this booking deposit is held till the end of you tenancy. Your Tenancy Agreement is an Assured Shorthold Tenancy (AST) and it will be protected in the Deposit Protection Scheme (DPS), an independent government approved tenancy deposit protection scheme. Your Deposit will be refunded to you at the end of your tenancy if there are no outstanding arrears or damage to your room and/or communal areas.
With all documentation received, your accommodation can be paid for and the contract signed.  We accept fees in full.  You will be asked to pay the full years rent up front. This must be paid a minimum of 30 days before your tenancy start date.
If you have a UK based guarantor, you are permitted to pay your rent in quarterly instalments. The first instalment must be paid 30 days before your tenancy start date. You will not be able to move into the property if this has not been paid in full.
Subsequent payments are paid in 3-month instalments with a UK guarantor.  In some circumstances, we will accommodate different payment dates, as some student loans come through later, please discuss this with the lettings team.
BUILD DELAYS/ REFURBISHMENTS
If you reserve accommodation in a building that is being built or undergoing refurbishment and delays occur, you will be informed at all stages.
If necessary, you will be offered alternative housing close by if delays threaten to impact your 'check-in date'.  You will be offered accommodation of equal quality and price.
"SPECIAL CIRCUMSTANCES" CANCELLATION FOR STUDENTS
For the introduction of UNIHOUSE in 2024 a full deposit refund will be given to students if they have to cancel their university arrangement in Birmingham. For the academic year 24-25 deposits can be returned in full if cancelling before 30th April 2024. Rent payments for 2024-25 are due by 01.08.2024 (1 month before start of tenancy). This will be reviewed for 2025
Any cancellations must be given in writing with full reasons given.
In these "special circumstances" when full rent is paid this will be returned in within 4 weeks.
