The apartment has a good geographical location, 5 minutes to the subway station, and the transportation is very convenient. Tesco nearby, it is convenient to Sainsbury and shop downstairs. It is quite close to UCL and KCL, and it is highly praised by five stars for the service of living in a foreign land.

Cancellation Policy
To secure your Room prior to 31st July, you must do the following within 3 days of receipt of this Tenancy Agreement (these 3 days being known as the "Decision Making Period"):
1. Pay your Holding Fee (which will be deducted off your first instalment of Rent if your booking is not cancelled).
2. Both the Tenant and the Guarantor must sign the Tenancy Agreement.
If you have not paid the first instalment of Rent on the date of booking, this must be paid on or before 31 July, otherwise, we reserve the right to cancel your booking.
For bookings made after 31st July, to secure your Room you must do the following within the Decision Making Period:
1. Pay your first instalment of Rent.
2. Both the Tenant and the Guarantor must sign the Tenancy Agreement.
A Holding Fee will not be required for bookings made on or after 1st August.
Failure to secure your Room within the required timescales may result in the cancellation of your booking by us.
Cancelling within the Decision Making Period
The Holding Fee is refundable if you provide us with notice of your intention to cancel within the Decision Making Period. If you cancel your booking after the Decision Making Period but prior to 31st July, any advance payment of Rent will be refunded to you less your Holding Fee, which will not be refunded.
Taking no action throughout the Decision Making Period
If at the end of the Decision Making Period if you have taken no action, i.e. not signed and accepted your Tenancy Agreement and/or not paid your Holding Fee and/or your first instalment of Rent then your offer will be cancelled on our system and your Room will be made available for someone else to book.
Cancelling on or after 1 August after accepting your Tenancy Agreement and having paid your first instalment of Rent
To request to cancel your booking outside of the Decision Making Period on or after 31st July but prior to the Tenancy Start Date as set out in the Tenancy Agreement, you must meet any of the following criteria:
1. Your application for a visa has been declined. Please note that this does not include situations where your visa has been granted and subsequently withdrawn.
2. You have failed to obtain your grades to study at university and as such do not have student status.
(the "Cancellation Criteria")
If you meet any of the above Cancellation Criteria and can provide us with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of Rent at the date your cancellation request is granted, we will refund you the first instalment of Rent less any Holding Fee paid (or an amount equivalent to the Holding Fee if you booked your room after 31st July).
If you need to cancel your booking outside of the Decision Making Period on or after 31st July but prior to the Tenancy Start Date as set out in the Tenancy Agreement after accepting your Tenancy Agreement and having paid your first instalment of Rent but cannot meet the above Cancellation Criteria you will remain liable in full for the Rent for the full term of the Tenancy Agreement. This is unless a suitable replacement tenant can be found by you, acceptance of which will be at our sole discretion. Please note that we will not agree to a replacement tenant unless all outstanding accounts with us are settled.
Any decision made to release you from your Tenancy Agreement for any reason that does not fall within the Cancellation Criteria is made by us, at our sole discretion on a case by case basis.
After the Tenancy Start Date as set out in the Tenancy Agreement, requests for room moves or for us to accept a replacement tenant to take over you tenancy will be managed based on availability and at our sole discretion. An Administration Fee of £50 will be payable in each instance if agreed to by us and you will be responsible for cleaning the room in accordance with the terms of the Tenancy Agreement.
Requests for replacement tenants received after 1 June within the Tenancy Period will not be accepted.
Tenancy Agreement
You will receive a copy of your Tenancy Agreement, including your Tenancy Letter and Terms & Conditions for review and acceptance via the Student Portal.
A tenancy agreement will only come into effect and the Tenant's right to occupy the Room will only start once:
(a) The first instalment of Rent has been received by us in cleared funds; and
(b) The Tenancy Agreement has been signed by you and (unless waived by the Landlord) the Guarantor.

FLEXIBLE CANCELLATIONS – HOLDING FEE REFUND T&CS
1. THE PROMOTER
a. The Promoter is Greystar Europe Holdings Limited of 15 Finsbury Circus House, Finsbury Circus, London, EC2M 7EB (the ‘Promoter').

2. TERMS
a. These standard terms and conditions (‘Terms') constitute the entire agreement between a Resident and the Promoter with respect to the matters set forth herein, and no oral statements or prior written matter not specifically incorporated herein shall be of any force or effect at the time of entering the Promotion and/or redeeming the Reward.
b. These Terms apply to the Promotion and by submitting an Entry you are agreeing to be bound by these Terms.

3. PROMOTION PERIOD
a. The Promotion shall open at 09:00AM 18th January 2021 (the ‘ Opening Date') and close at 11:59PM on 31st May 2021 (the ‘Closing Date ').
b. To enter the Promotion and to be eligible for a Reward, you must have completed and/ or met all five (5) requirements at section 4 a below via the Residents' Portal (Active Building) or by other means as determined at the sole discretion of the Promoter by the Closing Date.
(‘Entry' and ‘Entries' shall have the same meaning).
c. All Entries (i) received after the Closing Date, and/ or (ii) that do not meet all Eligibility Requirements are automatically disqualified.
d. The Promoter will not accept:
i. responsibility for Entries that are lost, mislaid, damaged or delayed in transit, regardless of cause, including, for example, as a result of any equipment failure, technical malfunction, systems, satellite, network, server, computer hardware or software failure of any kind; or
ii. proof of transmission as proof of receipt of Entry to the Promotion.

4. ELIGIBILITY
a. The Promotion is open to people who have completed and met all the below five (5) requirements (‘ Eligibility Requirements'):
i. Have booked any room type at the participating Chapter Properties for the 2021/22 academic year before the Closing Date; and
ii. Entered into a completed Tenancy Agreement executed by the Tenant and the Guarantor, for a minimum term of from 43 weeks and completed all associated paper works; and
iii. Paid your holding fee, paid your first instalment or paid for your booking in full; and
iv. Be aged 18 or over; and
v. Be in full time education.
(‘Resident' and ‘Residents' shall have the same meaning).
b. Any terms not defined in these Terms shall have the same meaning as defined in your Tenancy Letter and Tenancy Agreement.
c. In entering the Promotion, you confirm that you are eligible to do so and eligible to claim a Reward.
d. The Promoter may require you to provide proof that you are eligible to enter the Promotion.
e. There is a limit of one Entry to the Promotion per person, per Room. Entries on behalf of another person will not be accepted and joint submissions are not allowed. The Resident cannot use this Reward offer in conjunction with other offers.
f. The Resident must quote promo code FLEX2122 at time of booking otherwise they will not be eligible for a Reward.

5. THE PROMOTION
a. Residents who book any room type at any participating Chapter property before 31st May 2021 will be eligible for a full refund of their holding fee if they need to cancel before 31st May 2021.
b. This will be returned, alongside any instalments paid, for any cancellations.
Referred to as the ‘Reward'
c. Residents who are eligible are responsible for all other costs and arrangements associated with their Tenancy Agreement, including any necessary travel documents, passports and visas.

d. Chapter Islington property located at 32-34 Market Road, London N7 9AW (‘Chapter Islington')
e. Chapter Kings Cross property located at 200 Pentonville Rd, London N1 9JP (‘Chapter Kings Cross')
f. Chapter Lewisham property located at 46 Thurston Road, London, SE13 7SD (‘Chapter Lewisham')
g. Chapter Portobello property located at 1 Alderson Street, London, W10 5JY (‘Chapter Portobello')
h. Chapter South Bank property located at 17 Great Suffolk Street, London, SE1 0NS (‘Chapter South Bank')

7. LIMITATION OF LIABILITY
a. Insofar as is permitted by law, the Promoter, its agents or distributors will not in any circumstances be responsible or liable to compensate any Resident and/ or entrant or accept any liability for any loss, damage, personal injury or death occurring as a result of taking up the Promotion and/ Reward except where it is caused by the negligence of the Promoter, its agents or distributors or that of their employees. Your statutory rights are not affected.
b. The Promoter accepts no responsibility for any disappointment of any kind suffered by any entrant in entering the Promotion, including as a result of any entrant being rewarded or not rewarded with a Reward.

8. DATA PROTECTION AND PUBLICITY
a. You agree that the Promoter may use your name, image and town or county of residence to announce the same and for any other reasonable and related promotional purposes.
b. You further agree to participate in any reasonable publicity required by the Promoter.
c. By entering the Promotion, you agree that any personal information provided by you with the Entry may be held and used only by the Promoter or its agents and suppliers to administer the Promotion.

9. GENERAL
a. The Promoter reserves the right in its absolute discretion to disqualify any Entry and/ or Resident if it has reasonable grounds to believe that an entrant has breached any of these Terms or any applicable law. Each Resident acknowledges and agrees that any failure to comply with these Terms could lead to the Promoter disqualifying that person, without the Promoter giving any reason for such disqualification or granting any opportunity for challenge.
b. The Promoter reserve the right to cancel or amend all or any part of the Promotion and/or Terms without notice and at its sole discretion where it becomes necessary to do so, including for any event that is outside of the Promoter's reasonable control. Any changes to these Terms, or cancellation of the Promotion, will be posted on the Promoter's website (www.chapter-living.com). It is the responsibility of entrants to keep themselves informed as to any changes to these Terms.
c. This Promotion is subject to limited availability and will be available on a first come first served basis. The Rewards are not transferable to another individual and no cash or other alternatives will be offered.
d. These Terms and any dispute or claim arising out of or in connection with them or their subject matter (including the Promotion), existence, negotiation, validity, termination or enforceability (including non-contractual disputes or claims) shall be governed by the laws of England and Wales.
e. The Courts of England shall have exclusive jurisdiction in relation to any dispute or claim arising out of or in connection with these Terms or their subject matter, existence, negotiation, validity, termination or enforceability (including non-contractual disputes or claims).
