Artisan Heights is a student accommodation in Manchester that can accommodate up to 603 students. All rooms have study desks, storage space and comfortable double beds. The kitchens are modern and well-equipped. The flat also has study rooms and common areas for students to socialise and study. The accommodation is adjacent to the North and South Campuses and within walking distance of the University of Manchester and Manchester Metropolitan University. The flats are also within walking distance of Manchester city centre, with many dining venues, bars, nightclubs and shopping centres nearby.

 

Features

Artisan Heights is a 32-storey building accommodating up to 603 students. En-suite rooms offer en-suite bathrooms, shared kitchens & living rooms for 6-10 students. In contrast, Studio rooms offer fully private bathrooms and kitchens, allowing students to enjoy a separate living space. All rooms have study desks, plenty of storage space and comfortable small double beds. The kitchen is modern and equipped with a fridge, oven, microwave etc. There is also a study room and a common area for students to socialise and study.

 

The common area of the flat offers quality, complimentary community amenities. The separate study room allows you to study in a quiet environment. The games room, cinema room and karaoke room give you and your friends the space to let off some steam.

 

Location and What's Hot? 

Artisan Heights student flats are in the middle of the North and South campuses, next to Oxford Road train station. Close to Manchester city centre, the Brick House Social next door is a popular place to eat; the Northern Quarter has popular restaurants such as Dough Pizza Kitchen and Cane & Grain, and there are also chain restaurants in the city centre such as Nando's, TGI Friday's, Fankie's, Benny's, Fankie's, and Benny's, Canal Street, Northern Quarter and Deansgate Locks are within a 20-minute walk and have good pubs and nightclubs; shopping is recommended at Selfridges, Arndale Centre and Trafford Centre; and you can enjoy concerts, theatre and other arts performances, If you like concerts, theatre and other arts performances, you can go to Manchester Arena, Manchester Academy, Apollo, which is a 15-minute walk away.

 

Transport

Artisan Heights is within walking distance of the University of Manchester and Manchester Metropolitan University. Access to the University's main academic buildings is a 10-15 minute walk. Manchester Metropolitan University is a 3-minute walk away. For Foundation students, INTO Manchester is a 4-minute walk away, and Manchester College of Arts & Technology is a 9-minute bus ride away. Travelling to surrounding cities can be done from the Manchester Oxford Road train station downstairs, while cities further away are a 6-minute bus ride to Manchester Piccadilly train station.

 

Security & Services

The apartment has a dedicated student reception during working hours, 24-hour security, electronic access control and video surveillance. Visitors must register at reception; multiple electronic gates into the flat exist. Artisan Heights also has its own independent facilities maintenance team. If you have any problems with the facilities after your stay, you can report them directly to the front desk, and the staff will repair them as soon as possible. There is also a dedicated parcel storage area at reception, so you don't have to worry about missing any deliveries.

Cancellation Policy

No Visa No Pay

No Visa No Pay (NVNP)
a.If the student who has completed their booking has their visa application rejected, the student can provide evidence of the refusal and the booking will get cancelled with no liability.
b.For the evidence at 7(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.Students can only cancel under 7(a) above, and under the NVNP policy, if they have applied for a visa and can evidence this. Students who haven't got a visa because they haven't applied for one are not eligible for the NVNP cancellation policy.

No Place No Pay

No Place No Pay (NPNP)
a.If the student who has completed their booking for a room is not accepted at a university in the city where they have booked a room with us, the student is able to cancel their room outside of the cooling-off period without the need for a replacement tenant provided they are able to provide evidence that they have not met the requirements for their offer or have been rejected by the university for some other reason.
b.For the evidence at 6(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.We reserve the right to check with the university if the evidence is genuine or fake. Providing fake / photoshopped documents is forgery and is an offense punishable by law in the UK.

Refund Guarantees Time Limit

3 days to accept the offer+ 7 days cooling-off period
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.
If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

Details

Making a Booking
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

International cancellation provisions
These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.
1.Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
2.After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
-No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Unite Students and must be sent to internationalcancellations@unitestudents.com.
If an agent is involved the evidence must be sent to the agent and then forwarded on to internationalcancellations@unitestudents.com.
3. Replacement Tenants - the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply. Please note the point that Unite Students is under no obligation to enter into a Tenancy Agreement with any replacement Tenant that is suggested under this provision.
Passed the 31st August, the No Place No Pay and No Visa No Pay do not apply.
The student remains liable for the rent unless they find a replacement Tenant.

How to pay rent?

There are two ways to pay the apartment rent, online payment or bank wire transfer 1. For online payment, please log in to the Account of Unite Students, click the Payments page, enter the rent amount to be paid in the dialog box, click the Pay button, and enter the payment card information. If it is a British savings card, select the Debit card type (the corresponding Billing address needs to be changed to a British address), if it is a Chinese credit card, select the Credit card type (the billing address remains the domestic address) 2. For bank wire transfer, please log in to the Account of Unite Students and click Booking page, download the Bank Transfer Info file, communicate with the bank in advance, and bring the corresponding materials to the bank counter or self-service money transfer machine for remittance. In the remittance postscript, please fill in the personal reservation information (refer to the content required in the bank_tranfer_info file). The wire transfer does not arrive in real time , please be sure to wire transfer 1-2 weeks before the deadline to ensure that the funds arrive on time. Since the bank will charge a cross-border payment service fee, please pay the required rent + service fee when paying the fee to ensure that the full amount arrives.
