Cancellation Policy

No Visa No Pay

If you’re unable to obtain a visa up until October 2023, we will cancel your booking and give you a full refund of rents paid. All we’d need is proof that your University course has been cancelled and documentation that illustrates your failed visa attempt.

Refund Guarantees Time Limit

Between the dates of 1st November to 30th June, there is a cooling off period of seven (7) days after the Initial Payment has been made and a Booking Confirmation has been received. Between the dates of 1st July to 31st October, there is a cooling off period of forty eight (48) hours after the Initial Payment has been made and a Booking Confirmation has been received. 

No Place No Pay

Results day can be stressful enough, so let us help ease some of that pressure. If you’re a prospective first year student and don’t meet the required entry grades for your preferred University/Higher Education Institution, you can cancel your contract with us and get a full refund. Similarly, if you exceeded your expected grades and decide to go elsewhere, you can also cancel and get a full refund!

Travel Restrictions

If you’re unable to travel to the UK up until October 2023, we can cancel your booking and give you a full refund of rents paid. In order to qualify, the UK Government must have suspended inbound travel from your home country or the Government of your home country must have suspended all travel to the UK.

What do I have to do if I want to cancel my contract?
Between the dates of 1st November to 30th June, there is a cooling off period of seven (7) days after the Initial Payment has been made and a Booking Confirmation has been received. Between the dates of 1st July to 31st October, there is a cooling off period of forty eight (48) hours after the Initial Payment has been made and a Booking Confirmation has been received. After this deadline you may cancel your booking up to and including 10th September 2023 by sending an email to bookings.uk@scape.com. In this instance you will forfeit your Initial Payment.
Past this, you are responsible for finding a suitable replacement (a student not already living at the property, who is attending a full time course). Until a suitable replacement is found you are liable for the rent owed, and once you’ve found a replacement you will have make a £350 payment relating to the room clean and transfer of the lease.
Can I have someone sublet my room?
Sorry you cannot sublet your room. You may cancel your Residence Agreement, as long as you find a suitable student replacement (as defined in the Residence Agreement). Please be aware that you will be liable for any outstanding payments and all reasonable administrative charges incurred in connection with this. 
If I don’t make the grade/get a visa/don’t go to uni/etc., do I get a refund?
If you are within the cooling off period, you can cancel. Outside of this period, you may be eligible to apply for a refund under one of our flexible policies below. If you are not eligible then please refer to the above section on cancelling your contract.

If you’re arriving from a red or amber listed country, you’ll need to self-isolate according to current Government guidelines.

When do I get my deposit back?
This will be returned at the end of your tenancy. Once you have departed the property, your damage deposit will be processed with the DPS who will email you separately about the return of your deposit. We aim to process all deposits within 28 working days.

How to pay rent?

Please enter the Student Portal interface of your apartment, click Review/Pay Statement to enter the payment interface, then tick the items that need to be paid, and click pay to enter the payment interface. The apartment supports online credit card payment (credit card is supported) or bank transfer 1. For online credit card payment, please ensure that the payment card type is one of the following four types: Mastercard/Visa/Visa Debit/Visa Electron. Carefully fill in the cardholder information, and please ensure that the payment card has sufficient credit, and the bank is opened and supports payment behavior. Please note that payment cards do not need to be present in person. 2. Bank remittance, the apartment supports pay to study and other methods to register information, and then complete the corresponding payment in the bank. However, please note that wire transfers can take several business days to arrive, so payment needs to be arranged in advance.

Regarding the reservation for 21/22, what should I do if I cannot check in due to delay factors?

If the student cannot arrive in the UK before October 21, provide relevant proof and apply for cancellation of the apartment. Apartments will be reviewed and decided case by case, so there is no strict uniform standard.
