Azit - Songdo Branch 1, Incheon

This apartment is open to women aged 20-35 only, with a minimum lease of six months. The apartment is well-equipped with security and is conveniently located near cafes, bakeries, supermarkets, parks, and bus stops. It's also close to Yonsei University's International Campus and Incheon National University.

Fees: Deposit 1,500,000 KRW, rent + management fee + 10% VAT. The management fee covers apartment utilities, electricity, gas, water, and personal use of apartment facilities. The management fee is calculated based on the tenant's previous month's stay and is included in the following month's rent. The final payment of the management fee and deposit refund will be processed the month after the tenant moves out.

A 10% VAT is added to the monthly rent.

Common Area Usage Guidelines: Please wash kitchen utensils immediately after use and place clean dishes neatly on designated shelves. Do not leave personal items or food in non-designated areas. Return shared items to their designated areas promptly after use. Leaving personal items and trash in common areas such as balconies and laundry rooms is strictly prohibited. Food scraps must be sealed and disposed of promptly. Please clean up hair in the drain after showering.

If violations of these rules result in damage to common areas or property, the property reserves the right to pursue compensation from the individuals or groups involved. If significant inconvenience is caused to other residents, a warning will be issued. Three or more warnings may result in forced eviction. Tenants evicted will have the remaining rent for the entire tenancy deducted from their security deposit. If the rent exceeds the security deposit, a late payment fee will be charged. Tenants must vacate the property within one week of eviction. Please note: Violations of these rules are the sole responsibility of the individual.

Check-out Instructions:

1. Please report the condition of your mattress, bed frame, and other furniture to the property management before moving out.

2. Please check the mattress inserts for debris upon moving out.

3. Please report any issues with your designated desk or wardrobe to the property management upon moving out.

4. Please cancel any community center services you have used upon moving out.

5. Please clear all stored items upon moving out.

Please note: If damage, breakage, or unsanitary conditions are found, a repair or cleaning fee will be charged. Cleaning fee: 50,000 KRW; Repair fee: Depending on the type of damage (e.g., damage to common facilities due to non-compliance), the deposit will be deducted from the refunded deposit.

Subletting Policy: Tenants who move out before the end of their contract are not permitted to sublet directly. The new tenant must sign a new lease agreement directly with the property management. The original tenant must continue to pay rent until a new tenant is found, and the contract remains in effect until the new tenant moves in.
