Property Description: - The tenant is responsible for maintaining the original condition of the leased items at the time of contract signing. Damage to consumables during use will be repaired at the tenant's expense. The landlord is responsible for repairs to building facilities due to aging that are not the tenant's fault.
- Optional amenities are available (air conditioner, washing machine, refrigerator, induction cooktop, microwave, wardrobe, bed, etc.). Compensation is required for any intentional or negligent damage.
- The tenant must notify the landlord whether they will vacate the property two months before the lease expires; otherwise, the lease will be considered automatically renewed.
- If the tenant vacates the property before the contract expires, they must find a replacement tenant before vacating and bear the landlord's brokerage fee.
- When the tenant vacates the property at the end of the lease term, they will actively assist the landlord in finding a new tenant by allowing property viewings and sharing the access code starting two months before the move-out date.
- The monthly management fee is 350,000 KRW (including water, internet, common area electricity, building cleaning fee, septic tank cleaning, etc.), payable monthly in advance.
- The tenant is responsible for separate monthly (electricity and gas) utility costs.
- The tenant will be charged a 250,000 KRW cleaning fee upon vacating the property. (Additional cleaning fees may apply if there is excessive waste or the property is excessively dirty.)
- The tenant must register the lease within 30 days of signing the contract.
- Generally, it is one person per room. Tenants are prohibited from smoking indoors, keeping pets, drilling holes in the walls, or applying stickers. Violation of this rule will result in the tenant bearing the full cost of replacing wallpaper, flooring, etc.
- Actions that cause damage to other residents due to noise, etc., and proper waste sorting and recycling are required for harmonious co-living.
- This room is a duplex structure; therefore, the tenant is responsible for any falls or slips that may occur on the stairs. - The lessor decides not to establish any additional rights, such as a mortgage, before two business days after the balance payment date. If such rights are established, the contract will be canceled, and the deposit will be refunded twofold.
- Other matters will follow the Civil Code's provisions on lease protection and general practices for real estate lease contracts.
