Property Description & Lease Terms:

1. As stipulated in this contract, the Tenant is required to personally conduct an on-site inspection of the existing fixtures and the leased premises. By signing this contract, the Tenant confirms that they have verified the property and found it to be free of any defects or flaws.

2. During the lease term, the Tenant shall bear the costs for any repairs or maintenance required due to their own negligence—specifically regarding clogged drains (caused by hair, etc.) or issues with the toilet (clogs, damage, or wear-and-tear caused by wet wipes, sanitary pads, fruit peels, food waste, etc.). The Landlord shall be responsible for repairing any defects that existed prior to the Tenant's move-in.

3. The Landlord shall actively undertake repairs for any facility malfunctions not caused by the Tenant's negligence (e.g., issues arising from normal aging or wear-and-tear of the fixtures).

4. The Tenant is required to complete a tenant registration form. If the Tenant chooses to affix stickers or decals to the walls/surfaces, they shall bear the costs associated with both the application and the subsequent restoration of the surfaces to their original condition upon move-out. Aside from the single individual named in this contract, no other persons are permitted to reside on the premises. Smoking indoors is strictly prohibited. Keeping pets (such as dogs) is prohibited; however, if the Tenant wishes to keep a cat, an additional fee of 1,200,000 KRW applies (this fee may be paid in monthly installments of 50,000 KRW).

5. Should the Tenant wish to terminate the lease and move out, they must provide written notice to both the real estate agent and the Landlord at least three months prior to their intended move-out date. The Tenant must actively cooperate in facilitating viewings of the leased premises (including sharing the door access code) for prospective future tenants. The Tenant must vacate the premises no later than 12:00 PM (noon) on the designated move-out date. A move-out cleaning fee of 80,000 KRW applies.

6. The monthly Management Fee of 180,000 KRW is due on the 1st day of each month. In the event of a delinquency in the payment of monthly rent or management fees, a late penalty fee equivalent to 3% of the overdue amount shall be charged daily until the balance is settled. (Note: This penalty applies to rent and management fees; it does not apply to utility bills such as electricity, gas, water, or internet, which are included in the rent.)

7. The Tenant is required to report their residency status to the relevant municipal authority (Mayor, County Governor, or District Head) within 30 days of the contract signing date. This registration process (which involves submitting a copy of the lease contract) is typically completed at the local Resident Center and includes the formal notification of occupancy and the confirmation of the lease commencement date.
