Property Description: The tenant is responsible for maintaining the leased items in their original condition until the expiration of the lease term. The tenant shall bear the repair costs for any items damaged through the use of consumables, while the landlord shall be responsible for repairing malfunctions or damages caused by the natural aging of the building's facilities that are not attributable to the tenant.
— The tenant must notify the landlord of their intention to move out at least two months prior to the expiration of the lease term; failure to do so will be deemed an automatic renewal.
— If the tenant terminates the lease early before the contract expires, they must vacate the premises after a replacement tenant is found and bear the landlord's real estate brokerage commission.
— After indicating an intention to move out, the tenant must actively cooperate in showing the property to prospective tenants.
— The tenant shall pay water and internet fees monthly, and pay gas and electricity bills directly based on actual consumption.
— Electricity and gas fees shall be borne separately by the tenant.
— The tenant shall bear a cleaning fee of KRW 100,000 upon moving out.
— The principle of "one person per room" (single occupancy) applies.
— Pets are prohibited, and parking is not allowed.
— General waste must be disposed of in standard volume-rate garbage bags, and recyclables must be sorted properly.
— Causing noise disturbances to others is prohibited, and wearing shoes indoors is strictly forbidden.
— Indoor smoking is prohibited in principle; in the event of smoking indoors, the tenant shall bear the full cost of wallpaper replacement.
— The landlord agrees not to establish any additional encumbrances, such as mortgages, within two business days after the final payment date; if any encumbrance is established, the contract shall be canceled and the deposit refunded.
— Any other matters not specified herein shall be governed by the Civil Act, the Housing Lease Protection Act, and general practices regarding real estate lease agreements.
