Fee Structure (Malaysian Tenants)
1. Total rental cost includes base rent, Tenant Service Fee (TSF), and FlexiStay adjustment fee; all local Malaysian tenants receive a monthly rental subsidy of RM120, applied as a direct deduction (MYBeLiveCare RM120/month);
2. One-time fees include an administrative fee (RM399), smart check-in fee (RM130), and access card deposit (RM150, refundable);
3. Security deposit: 1 month's rent (refundable);
4. FlexiStay lease adjustment fees: 12 months (no adjustment); 9–11 months (+RM50/month); 6–8 months (+RM150/month); 1–5 months (+RM200/month).
