Essential Service Charge (ESC)
Our rooms run on a Smart Meter where usage is based on a prepaid model, so you only pay for what you use.
Rate: RM0.75 per unit of ESC
This covers:
* Your room’s appliance usage
* Shared use of washing machines, filters, etc.
* System maintenance and infrastructure replacement

Upon move-in, prepare RM75 for 100 units of ESC.

 Free WiFi – with reasonable speed
 Fully Furnished Room
 Weekly Cleaning – common area & shared bathrooms (not for Studio/SOHO)

Important Reminders
* Booking Fee (RM399) is valid for 30 days only and non-refundable if move in is canceled or tenant MIA before move-in (during follow up season).
* Balance Payment and E-Tenancy must be done at least 1 day before move-in. No payment and E-TA signed = No move-in.
* Only 1 access card per room.
* No personal items in common area and sharing bathroom (will be disposed by cleaners).
* Rental must be made on the 1st-3rd of each month. Late = Penalty RM100.
* Move-out date is always set to last day of the month, it is fixed.
* Contract breach =
Local: 2-month penalty
Non-local: No refund of 2-month deposit
Same applies to parking
* Lost access card = RM300 replacement fee.
* CCTV installed in common areas (pointed to Main Door, for your safety).
* Facilities: Only allowed to use those accessible by card (no booking-based apps - owner use).
* No visitors or guests allowed.

Please note our standard move-in timing:

Monday to Friday only : 11AM-5PM except PUBLIC HOLIDAY. 1PM-2PM is lunch time.
