[Apartment regulations] 1. Both move-in and move-out must be accompanied by the landlord to avoid complaints. If you move without notifying the landlord, you will bear all consequences. According to the requirements of the apartment management and relevant rental agreements, tenants must vacate the apartment from 9:30 AM to 2:30 PM on the last day of the lease term. 2. Bringing friends back to the residence is prohibited. It is strictly forbidden for external friends to cook or stay overnight. Loud noise is not allowed in the common areas of the apartment room, and smoking is strictly prohibited. If complaints are received from neighbors or tenants, the deposit will be directly confiscated, and you will be evicted from the apartment. 3. Doors and windows inside the room and bathroom should be gently pulled and pushed, not forced; use the washing machine and dryer carefully according to instructions; maintain cleanliness in common areas and inside the room. If shared facilities are damaged or the bathroom or toilet is clogged and the responsible party cannot be identified, all tenants in the apartment will bear the resulting costs. The room handed over by our company is in move-in condition, clean and tidy. Tenants must send photos and videos of any defects within 10 days as a reference for move-out. If no relevant photos and videos are sent to our company's email, the final interpretation right lies with us. If any object is damaged in your room after 10 days, you will be responsible for the repair costs. 4. Take care of the wooden floors and closets inside the room. If any scratches or damages occur, the tenant must restore the damage at their own expense. 5. Before leaving, remember to close doors, windows, and turn off the air conditioning. If it's found that rainwater damaged the floor due to forgetting to close windows, or if utilities are deliberately wasted, the landlord reserves the right to seek compensation. 6. Air conditioning in the room needs cleaning every three months at a cost of SGD 30; arranging a separate cleaning costs SGD 50 each time. Chemical cleaning is to be done every six months and again at move-out, with each chemical cleaning costing SGD 90. If a separate chemical cleaning is required, the cost is SGD 120. The air conditioning cleaning fees are borne by the tenant. 7. Utilities in the apartment are shared among tenants. Rooms without air conditioning have a fixed utility fee of SGD 30 per month. Utilities, internet, and cleaning fees are paid monthly. If tenants are leaving the country for an extended period (over a month), they must notify the landlord in advance, who will deduct utilities for the respective period the tenant is not residing. During the contract period, if tenants return to their home country, the rent must be paid normally, regardless of the duration. Internet fee is fixed at 12SGD per person monthly, and cleaning fee is fixed at 20SGD per person monthly. (Regular cleaning is done every two weeks, and the apartment may adjust the deep cleaning based on the level of dirt at no extra cost to the tenant. However, if the apartment is excessively dirty, the apartment reserves the right to increase the monthly cleaning frequency, for which the tenant will need to pay extra. Therefore, please maintain cleanliness and tidiness within your room and in common areas.) 8. Tenants should keep their apartment access cards and keys safe. If lost, or in instances requiring spare keys (such as being locked inside the room), a fee of SGD 200 during working hours (weekdays 9:00 AM - 7:00 PM) or SGD 300 outside working hours will be charged for replacement or unlocking (replacing locks). 9. Placing personal luggage or items in public areas (living room, kitchen, etc.) is prohibited. Please secure valuables in your room and lock the door. Any loss is at your own risk. 10. The use of high-power electrical appliances such as induction cookers in the room is strictly prohibited. Any series of accidental incidents caused by unauthorized use are the tenant's personal responsibility, and the apartment reserves the right to hold the tenant legally accountable.
[Explanation of check out time] If the lease is terminated from June 30th, 2024 to July 31st, 2024, it means the lease will be terminated on June 30th, 2024 or July 31st, 2024.
