Starting from March 1, 2025, due to the implementation of the Goods and Services Tax (GST) by the government, the following adjustments will be made:
Maintenance Fee: For new lease agreements signed from March 1 onwards, the maintenance fee will be adjusted from SGD 50 to SGD 55.
Admin Fee: SGD 76.30
Cleaning Fee: SGD 32.70 

The STUDIO room located in Pasir Panjang does not include cleaning services. If the tenant requires cleaning services, the fee is 100 SGD per month. Only the rent for COMMON ROOM includes cleaning services.
If there is more than one air conditioner in the STUDIO room, such as two air conditioners, the maintenance fee will be adjusted accordingly, as the property management needs to maintain an additional air conditioner. Please confirm the specific fees with the consultant in advance.

[Booking Notice]
1) If the tenant is unable to move in as scheduled, the deposit paid at the time of booking will be fully deducted; When paying the first installment of rent, the deposit will be converted into a deposit. If the student has already moved in but has not fulfilled the entire lease term, the deposit will not be refunded.
2) Adopting the concept of shared space, roommates may be of different genders (mixed gender) or nationalities. Booking represents acceptance.
3) This lease agreement is for a fixed term. If the lessee decides to terminate this agreement before its expiration, the security deposit will be forfeited. In this case, the tenant is responsible for repaying the commission paid to the company agent and its representatives in proportion to the remaining unfulfilled period.
4) Monthly rent, security deposit, prepaid rent, excess utilities, manual repairs or any part thereof shall remain unpaid and shall be subject to a 10% late fee after two days.
