[Apartment regulations] 1. If the rent is not paid five days after the due date, an additional 10% fee of one month's rent will be charged. 2. If the lessee breaches the contract in advance, sublease is allowed. But the lessee must reside in the unit for at least three months before being allowed to sublet. The new sublessor must lease for at least six months, and the rent must be renegotiated with the apartment based on market conditions and mutual agreement. 3. Tenants need to control the noise within a reasonable range to avoid affecting other tenants. 4. Tenants should pay attention to turning off the switches of air conditioning, lights, water heaters and other facilities in the room after use. 5. Simple cooking is allowed, but if the apartment discovers that it has not been cleaned up in a timely manner after cooking or has received multiple complaints, the apartment has the right to suspend the tenant's right to use the kitchen. 6. Smoking is not allowed in the room. If there is a smell of smoke when checking out, the full deposit will be used to repaint the walls and chemically clean the air conditioning. 7. If the tenant forgets to bring the key and needs assistance from the apartment, a fee of $50 will be charged. Room card replacement fee: $100, key replacement fee: $30. 8. The tenant's check-out time is before 2pm on the day of check-out. Items that do not belong to the room must be emptied and the room must be clean. 9. No one is allowed to stay overnight without permission.
