[Apartment Lease Period]
The shortest lease term is three months.

[Booking Process]
1. Tenancy Agreement (signed by you) - Must be signed as soon as the contract is received.
2. Payment - Must be completed within 48 hours; otherwise, the booking will be regarded as forfeited.

[Room Reservation]
• Security Deposit (equivalent to 1 month's rent)
• One-time administration fee: $218 (inclusive of GST)
• Stamp duty payable to the government: calculated accordingly
• 1 month's rent (inclusive of a $50 membership fee)
• Move-out fee: $163.5 - $273 (inclusive of GST, depending on the room type), which will be deducted from the security deposit; the remaining balance will be refunded to the member after the lease ends.
* The security deposit will be refunded within 45 days after the lease expires.
• A 30-day advance notice is required before the lease expires regarding renewal or move-out.

[House Rules]
All units are co-ed (mixed gender).
Check-in details will only be sent one day prior to or on the day of check-in.
Early check-in is not allowed; please strictly adhere to the contract.
Smoking is strictly prohibited indoors. A fine of $300 will be imposed for violations; repeated offenses will result in immediate lease termination and forfeiture of the security deposit.
Garbage must be disposed of promptly to prevent pest infestations.
No overnight guests are allowed.
Loud noises and disturbances late at night are strictly prohibited.
Rent must be paid on time every month; late payment penalties will apply.
