Make yourself at home at Circle Student Clayton—a modern student residence just **200 metres from Monash University’s Clayton campus**, approximately a **five-minute walk** away.

Located on one of Clayton’s sought-after residential streets, our residence offers the convenience of living close to campus, with your own private space and a welcoming student community.

Comfortable, Spacious & Ready to Move In

Circle Student has **65 self-contained apartments** across three levels, with lift access and basement parking. Our standard lease term is **12 months**.

Apartments range from **24.1 m² to 32.1 m²**, giving you plenty of space to study, relax and settle into student life.

Every apartment includes:

- A private bathroom
- A private kitchen with gas cooking
- A dedicated study space
- Individually controlled heating and cooling
- An individual electricity meter
- A bed, bedside table, bookshelf, study desk and chair
- Blockout blinds and flyscreens

Bed sizes vary by apartment type, with widths of **1.2 metres or 1.5 metres**. Please check your selected floor plan for details.

Most ground-floor apartments feature a **private courtyard**, with large glass doors opening onto your own outdoor space. Ground-floor apartments also have approximately **3-metre-high ceilings**, creating a bright and spacious feel.

Solid timber, fire-rated entrance doors help reduce corridor noise, while double-glazed windows and glass doors provide additional insulation and noise reduction.

Bills & High-Speed Internet Included

Your rent includes **water, electricity, gas and internet**, making everyday budgeting easier.

Enjoy **200–1,000 Mbps fibre internet**, with a dedicated router in every apartment. Each room also has an Ethernet connection point, and the router supports multiple devices on the same apartment network.

Accommodation is exclusively for students, and all residents must complete our team’s identity and document verification process before moving in.

How to Book Your Apartment

Please confirm availability for your preferred apartment before submitting an application.

You can apply through the [Circle Student website], or your uhomes consultant can assist you.

Please prepare the following documents:

- Confirmation of Enrolment (CoE)
- Evidence of financial capacity, such as the financial documents used for your visa application
- Passport
- Visa
- A parent or guardian financial guarantee letter

Once your documents have been reviewed and your application approved, we will send you an **approval letter and lease agreement**.

To complete your booking:

1. Sign your lease agreement.
2. Pay the **bond, equivalent to one month’s rent**, plus your **first month’s rent**.
3. Once we confirm that payment has been received, we will issue your receipt and finalise your booking.

Still Waiting for Your CoE?

You are welcome to submit an application while waiting for your CoE.

A deposit equivalent to **one month’s rent** will reserve your selected apartment type until **30 December**. If your CoE cannot be issued, the deposit is refundable. In other circumstances, the deposit is non-refundable.

Every resident is required to attend a **welcome induction session**.

Our team will take you on a tour of the residence, introduce the facilities and explain the essentials of living at Circle Student, so you can feel comfortable and familiar with your new home.
