We have finished renovating and furnishing this fantastic two-bedroom apartment in El Born. It is available to enter now, for seasons between 32 days and 11 months. It has been renovated with attention to detail and giving it a modern touch, maintaining the medieval (hidden) ceilings typical of Barcelona. The apartment has 2 double bedrooms, a separate kitchen that connects to the living-dining room and a comfortable bathroom. The Born neighborhood is in the center of the city, with easy walking access to anywhere. We have the Arc de Triomphe and the fantastic Ciutadella Park just a few meters away where you can do outdoor yoga, crossfit, and jogging. It is also very well connected to public transport, L1 metro and regional trains that can quickly take you to any part of Barcelona and its outskirts. It is certainly a very good opportunity, come see it and you will be delighted. Please read the rental conditions before booking the apartment RENTAL CONDITIONS Please note that we charge 16.33% per month rented as an agency commission, payable once on the arrival date or before. Internet is included in the rental price, the rest of the bills will be paid separately (100/150 euros per month). To rent, students will have to provide information about a guarantor (this should be their parents), while workers will be asked to present their last three payslips and their employment contract. The self-employed can present their income d(hidden)ration. If you want to avoid showing any information, you can pay your rent + bills all together EXAMPLE: - 1 month rent: the agency fees would be 16.33% of the first month's rent. To be paid once - 2 months' rent: the agency commission would be 32.66% of the first month's rent. To be paid once - 4 months' rent: the agency fees would amount to 65.32% of the first month's rent. To be paid once DEPOSIT: - up to 6 months' rent: The deposit is one month's rent - more than 6 months' rent: the deposit is two monthly payments. INVOICES: The invoices mentioned in the advertisement are an estimate, at the end of your rental you will be shown how much has been consumed and consequently the difference will be charged to you or returned to you CONTRACTS: - The contracts will be sent to the email of each tenant and guarantor. Contracts must be digitally signed by all persons mentioned in the contract, including the guarantor. - The contract must be completely signed before entry. CHECKIN: Tenants must arrive at our office at Carrer de Llacuna 94 with a valid identification from Monday to Friday from 9am to 6pm to collect the keys. If check-in is outside of business hours or on a weekend, an agent will be sent to the apartment with the keys. A fee of 25 euros in cash will be charged for check-ins after 9:00 p.m. and 40 euros after 11:00 p.m. PAYMENT: You have 3 options to pay the balance 1. 1. Cash (can be paid at the office, only for check-ins on weekdays before 18:00) 2. 2. Card (can be paid at the office if check-in takes place on weekdays before 18:00, or an instant payment link can be sent for weekend tickets or those wishing to pay in advance - please note that a fee of 2.5% of the amount will be charged final for card payments). 3. 3. Bank transfer: the amount must appear in our bank account on or before the day of arrival.
