3. Management Fee: The management fee is 6% of the rent. It includes furniture maintenance and repair (natural wear and tear), common area flooring, common area bathroom floor cleaning, and garbage collection.

4. Stamp Duty: Stamp duty must be paid when the apartment and tenant enter into a lease agreement. The stamp (commonly known as "stamp duty") must be affixed to the agreement on a specified date. If the lease term is no more than one year, the tax rate is 0.25%, with the apartment and the tenant each responsible for half of the cost.

5. Reservation Process

【Annual Payment Reservation Process】
1) After confirming your intention to rent, pay 2 months' rent as a deposit within 3 days of receiving the invoice to reserve the room.
2) Sign the contract and pay the first installment of rent (for the first six months) within 7 days of paying the deposit.
3) Pay the second installment of rent (for the remaining six months) before July 15, 2026.

【Semi-annual Payment Reservation Process】
1) After confirming your intention to rent, pay 2 months' rent as a deposit within 3 days of receiving the invoice to reserve the room.
2) Sign the contract and pay the first installment of rent (for the first six months) within 7 days of paying the deposit.

3) Pay the second installment of rent (for the remaining six months) before January 15, 2027.

【Quarterly Payment Reservation Process】
1) After confirming your intention to rent, pay 4 months' rent as a deposit within 3 days of receiving the invoice to reserve the room.
2) After receiving the deposit, pay the first installment of rent within 7 days of receiving the invoice to reserve the room.
3) Pay the second installment of rent (for the remaining six months) before January 15, 2027. 3) Sign the contract and pay the first installment of rent (the first three months' rent) within [number] days; the booking deposit will then be converted into a security deposit.

4) Pay the quarterly rent (three months' rent) before November 15, 2026, January 15, 2027, and May 15, 2027.
