The housing estate is equipped with a swimming pool, and downstairs is the Golden Jubilee Mall, where there are chain fast food restaurants, supermarkets, Mannings and so on. Tai Wai Market is also nearby, Japan Town, drugstores and more.

1. In addition to students, we will also accept students who have just graduated from university or people who work in universities. If the tenant requires that all students must live with him, he can make a separate request to the apartment for enquiry.


 


2. Added unconditional deposit refund. The deposit can be returned unconditionally three months before the rental date.


 


3. Utilities, electricity and coal are shared equally, with a prepayment of 250 yuan per month. If the amount exceeds this amount, the difference must be made up.


 


4. The Internet fee is fixed at RMB 40 per month, the cleaning fee is RMB 75 per month, and the garbage collection fee is RMB 10 per month.
(Must purchase designated garbage bags)


 


5. One annual deposit. Two half-year deposits. Rent prices are the same. Pay every 4 months, deposit three, and add 10% to the rent. All payments must be made seven days before the rental start date.


Annual payment: Full rent is paid 7 days before move-in date;
Half-year payment: The first rent is paid 7 days before joining the company; the second rent is paid 5 months after moving in; (such as moving in on August 1st, the first rent is paid before July 25th; the second rent is paid before January 1st of the following year)
All personal belongings must be removed when checking out, including public spaces, kitchens and toilets, otherwise a debris moving fee of HKD 1,000 will be charged.
- It costs HK$50 to borrow a backup key each time. If you lose a key, you need to pay HK$80 to replace it, and you need to pay HK$150 to replace the resident card.


6. You can enjoy a welcome gift with annual payment. Please contact the sales or apartment for details.


 


7. Each room is allowed to be sublet once and you can find a new tenant by yourself.

Cancellation Policy

Details

No midway rentals. All deposits and paid fees will be deducted for breach of contract. The renunciation of the deposit does not mean that the rent can be cancelled. The tenant must fulfill and pay all rent and incidentals during the lease term.

Subletting Policy

If there are reasonable reasons, Party B can sublet the room once during the lease period with the consent of Party A, and the sublet period shall be at least 30 days. The property will only be sublet as is.
Party B must find a contractor on his own and pay the rent in full during the lease period. The deposit paid will only be refunded when the original contract is terminated.
Tenants must be mainland master's, doctoral, or postgraduate students of the same gender who come to Hong Kong to study. They must provide proof of admission from the institution and their identity documents.
After Party A reviews and approves, the three parties sign a sublease contract. Other roommates cannot object. The subletting fee is HK$1,000.
Subletting a room is a personal responsibility. Our company will not find a new tenant for you. If you need to help facilitate the subletting, we will charge one month's rent.
