1. 订房时需交纳押金：

2. 入住前需缴纳房租，房租支付方式如下：
（1）一次性支付房租，可享受平台登录的年付价格
（2）季付房租，价格调整为年付价格的110%
（3）月付房租，价格调整为年付价格的115%

3. 管理費每位住客HK$500 包括以下服務:
（1）全包水費及上網費, 差饷及地租, 免費使用家電
（2）全年免費家居維修及維修團隊上門服務費用
（3）每月一次公共地區清潔
（4）贈送一次免費緊急開鎖服務
(年付租金管理費為HK$250元 (半價) )

电费及燃气费今年不包括於房租內退租時按帳單與室友平攤計算, 費用於押金扣除獨立套間則按電表計算電力費用每度1.8港幣

全部房间独卫独厨，拎包入住。
安排保安員和清潔阿姨當值。
樓層: 5層住宅, 地下大堂, 天台共享空間
包Wi-Fi寬頻，每2星期送一次基本清潔房間服務
每个studio都有独厨独卫天台有公共空间同时满足私隐及社交需求
有独立的洗衣机和其他家电设有双床房
-不可養寵物，租客不可在房間內，走廊，地下大堂及後樓梯吸煙，天台除外。
-租客不可擅自與其他租客自行調房
-租客不可在房間內參與任何賭博
-晚上10點後，租客應把音量收細以免影響其他人作息
-租客應自行充值用電智能咭，以確保房間有足夠電力供應, 電力每度$2。
-租客不可分租及擅自轉租單位給他人
-租客不可改建單位
-租客不可把單位用作商業用途
-租客不可存放任何違禁品及一切違反香港特別行政區的法律
-租客應緊記保存好匙咭，如遺失需要補領，需繳付手續費$300一張
-租客應時刻保持房門關上，以免有任何財物損失，公寓將不會負責租客的任何財物損失
-如遇上落雨或颱風，租客應緊記把所有窗戶關好，以免有任何室內水浸情況發生
-以免渠道淤塞，租客不可把任何雜物，廚餘或垃圾放入廁所馬桶或去水喉內。
-租客的垃圾應放入垃圾袋內捆綁好後在指定時間放入後樓梯的垃圾桶。

1.没有微波炉（宣传图片上有）
2.我的洗衣机直接缩水小一号，只能洗一点点衣服
3.宣传片上没有的细节，洗衣机下水道在外面，时不时被熏到，要倒水清理
4.马桶很小，浴室水有时会出来

这家公寓的管理人员值得信赖，平时沟通也愉快，这房间在香港算大的了，而且公寓位置好，附近有邮局，有社区核酸点，离维多利亚港步行1.5公里就到了，离理工也近走路15-20分钟公交车7分钟，理工学弟学妹快冲啊~

公寓地段很好，房间内配套设施齐全，家具也都很新，入住体验感极好！而且几步路就到各种餐厅、超市、公交车、地铁站等，生活出行都很方便。有任何问题可以及时和公寓沟通，态度也很好

忽略我乱乱的房间哈哈哈哈但是住的真的超舒服，房间隔音也很ok，阳光充足，洗衣服做饭都可以在自己房间里完成。大楼的管理员都很nice，有求必应而且很效率，上一次我浴室下水道堵了管理员半小时内就解决掉了。大楼内也很安全，洗澡水也很热乎可以洗20分钟左右，疫情期间一个人住真的很爽啦。

完全不值得！新一届的学弟学妹们，尤其是一年制（实质上8个月）的同学就不要选这个了，这个公寓是少有的不允许转租，所以一旦签订，就得是你本人租满一年。另外真实的房间没有视频和图片里显示的那么大，视频和图片是开了广角的。隔音也很差，在卫生间能很清楚听到隔壁说什么。漏水也经常发生。还有条约里有很多不人性化的规定，例如不得拒绝公寓的人进屋维修或者清洁。最后，Bonnie的中介客服很会pua你，不要被她带节奏

亲爱的同学您好! 我们对您所留下的差评感到遗憾，公寓一直尽心尽力以热情招待及服务同学，但因为没有答应同学的特殊请求而被劣评，我们非常希望同学可以负责任地提出真实的评价。以下是公寓与同学的交流备忘录。

交流备忘录:
2022.8.30: 公寓赠送了八达通给同学作为礼物
2022.8.31: 公寓借用了储物室的手推车给同学
2022.9.2: 公寓为同学更换了新椅子
2022.9.8: 同学因为个人理由打算改变已签订的合同
2022.11.7: 同学因个人理由打算回内地, 要求达反已订立的契约, 公寓回绝, 同学提出转租需求, 而由于疫情关系，为保障公寓内所有同学健康着想，公寓行政部已拒绝所有转租申请。
2022.11.14: 公寓得到差评

参考下面的回复，我没有否认入住这个公寓两位管家是很认真负责，但我只是在描述关于公寓本身漏水隔音情况的设施以及管理问题。如果那些帮助大家认为可以作为弥补缺点的加分项，那我无话可说。
对于租期问题我没有“要求”，我是在询问，并提出要求，对于公寓拒绝我的转租申请后我也没有提出对额外的要求😅另外还有关于公寓的事实是不带房卡，开一次门要记得缴纳200元。逢下雨天房屋漏水非常严重。不第一时间告知公寓里有🐏
