Block 駿昇閣, 駿昇閣

1. Accommodation Requirements

- New students enrolled this year or graduates within three years of graduation are eligible to apply for accommodation. Roommates must be of the same sex and do not necessarily have to attend the same university.

2. Unconditional Deposit Refund Policy

- The contract can be cancelled within three months of the start date, and the deposit will be refunded unconditionally without any additional fees.

3. Utilities (Water, Electricity, Gas)

- A prepayment of HKD 3,500 (cash) for utilities is required for the first month upon move-in. This is not included and is not unlimited. Settlement will be made upon move-out. Any excess usage will be charged, and the remaining balance will not be refunded.

4. Cleaning and Internet Fees

- A cleaning fee of HKD 2,000 (cash) per person per year and an internet fee of HKD 500 (cash) per person per year are required. Cleaning is conducted twice a month, including common areas, the kitchen, and the toilet.

5. Payment Method

- Annual payment with one month's rent as deposit

- "Two-installment payment" with two months' rent as deposit (same rent price)

6. Deposit

- We recommend using RMB. The RMB amount will be stated in the contract. The full amount paid will be refunded, avoiding exchange rate issues.

- If you insist on using HKD, only HKD will be refunded upon move-out. Please provide your HKD account number. We will not transfer the deposit back to RMB. Please remind students of this.

7. Key Rent Payment Dates

- The first rent installment must be paid seven days before the start of the lease.

- For "two-installment payment" options, the second rent installment must be paid within the third month after the start of the lease.

8. One-Year Fixed-Term Lease

- All lease agreements are based on a one-year term. This means that for any personal reason, a full year's rent must be paid (including but not limited to: being assigned to dormitory, illness, dropping out, transferring schools, suddenly feeling the area is unsuitable, etc.). Any breach of contract or failure to pay rent during the lease term will be considered a breach of contract and will be reported to the police and the school. 9. Subletting

- Tenants paying annually may sublet their rooms once, but must find a new tenant according to the subletting terms.

10. No clubhouse facilities provided.

11. Printed flower stamps required

- As most landlords are unwilling to pay additional property taxes, printed flower stamps (stamps) will not be provided for individual students.

12. Viewing required

- Viewings will be considered in August, provided the current tenant leaves and the room is cleaned.

- Note: Rooms will not be reserved during this period; a deposit is required on a first-come, first-served basis.

It's been over a month since the lease ended, and I'm back specifically to leave a bad review. I'm very angry. The apartment itself had only a few minor issues but was generally comfortable to live in. The problem is with the landlord. After the lease expired, they delayed returning the deposit, and when I asked for it, they made excuses about some clogged drains (which were already a bit clogged when I moved in and have never been properly cleared). They had promised me that during my lease, they would sublet the apartment to someone else and give me half a month's rent, but later they refused to acknowledge this. When moving out, they promised to send my stored luggage, but that didn't happen either. Currently, after some tough negotiations, I managed to get the sublet money and the deposit, and they refunded a portion of the utilities. But when I asked for the bill, they just ignored me. The friendliness before moving out was all fake; it was only when it came time to settle accounts that the real attitude showed.
