There are 3 rooms in total, 21, 22, and 23. The rooms are on the 20th floor, which is equivalent to the 21st floor in the mainland. The price is 11,000-13,500 HKD (one-year lease). The price for a 10-11-month lease will be 1,000 HKD more expensive per month than a one-year lease. There is an independent bathroom, 21 is a window air conditioner, 22 and 23 are split air conditioners, independent washing machines and kitchens, desks, wardrobes, water and electricity networks, no electricity restrictions, quilt cores and pillow cores are provided, and you need to bring your own sheets and quilt covers, including maintenance, rent + 2% management fee, security access control, and electronic password locks in the apartment.

The deposit is received as the basis for reservation, that is, the reservation will take effect only after the deposit is received. The room is password locked and no key is required; the room card and key need to be checked in at the front desk.


 


[Details to Note When Checking In]


 


1. Water and electricity are all included (except for 2B2 rooms, which do not include water and electricity), cleaning service at a fixed time once a week (agree on the time after check-in), and maintenance.


 


2. You need to buy daily necessities such as shower gel, shampoo, laundry detergent, garbage bags, etc.


 


3. The garbage in the room needs to be dumped into the trash can behind the fire door, and the lid of the trash can should be closed.


 


4. Turn off electrical appliances that do not need to be charged, such as air conditioners and lights, when you go out.


 


5. Check the room from time to time. If it is found that the power is not turned off or the electrical appliances are not turned off when going out, three warnings will be given. From the fourth time onwards, a fine of 100HKD will be imposed.


6. In order to prevent disturbing others' rest, no noise is allowed before 10am in the morning and after 8pm in the evening.

Cancellation Policy

Details

1) After the tenant signs the contract, if the tenant needs to cancel the order due to personal reasons, the company will not refund the tenant's security deposit;
2) If the tenant needs to check out early due to reasons on the tenant’s side, the company will not refund the rent already paid by the tenant;
3) If the tenant has paid all the rent in the lease, and the tenant gives up the paid rent and chooses to terminate the lease, the company will return the security deposit in accordance with the security deposit return policy.
4) Pay rent quarterly during the stay. If you choose to cancel the lease midway, it will be treated as a breach of contract, and the entire deposit will be deducted.
