1. Water, Internet, and Electricity: Water and internet are free all year round. Common areas are cleaned daily. Electricity is charged per room based on actual usage. Each room has its own meter, and the room's electricity cost is borne by the occupant of that room. Electricity costs for common areas (e.g., water heater, microwave, refrigerator, etc.) are shared equally among all residents of that area.

2. Payment Methods: Payment options include annual, semi-annual, and quarterly payments. The welcome package for new students includes: a custom-made insulated cup, a laundry bag, a power adapter, and a windproof clothes hanger.

The 5-piece bedding set includes: sheets, duvet cover, pillowcases, pillows, and a comforter.

3. Management Fee: The management fee is 6% of the rent. It includes furniture maintenance and repair (natural wear and tear), cleaning of common areas, cleaning of common area restrooms, and garbage collection.

4. Stamp Duty: Stamp duty must be paid when the apartment and tenant enter into a lease agreement. The stamp must be affixed on a specified date (commonly known as "stamp duty"). If the lease term is no more than one year, the tax rate is 0.25%, with the apartment and tenant each responsible for half of the cost.

5. Reservation Process

[Annual Payment Booking Process]

1) After confirming your intention to rent, pay two months' rent as a deposit within 3 days of receiving the invoice to reserve the room.

2) Within 7 days of paying the deposit, sign the contract and pay the first installment of rent (the first six months' rent).

3) Pay the second installment of rent (the remaining six months' rent) before July 15, 2026.

[Semi-annual Payment Booking Process]

1) After confirming your intention to rent, pay two months' rent as a deposit within 3 days of receiving the invoice to reserve the room.

2) Within 7 days of paying the deposit, sign the contract and pay the first installment of rent (the first six months' rent).

3) Pay the second installment of rent (the remaining six months' rent) before January 15, 2027.

【Quarterly Payment Reservation Process】
1) After confirming your intention to rent, pay 4 months' rent as a deposit within 3 days of receiving the invoice to reserve the room.
2) After receiving the deposit, pay the first installment of rent within 7 days of receiving the invoice to reserve the room.
3) Pay the second installment of rent (for the remaining six months) before January 15, 2027. 1) Sign the contract and pay the first installment of rent (the first three months' rent) within [number] days. The booking deposit will then be converted into a security deposit.

2) Pay the quarterly rent (three months' rent) before November 15, 2026, January 15, 2027, and May 15, 2027.
