1. Water, Internet and Electricity Fees


Water and Internet fees are free throughout the year, and cleaning ladies clean the public areas every day. Electricity fees are charged according to actual usage for each room. Each room has an independent electricity meter, and the electricity bill in the room is borne by the occupant of the room. The electricity bills generated by all electrical facilities in the public area (such as water heaters, microwave ovens, refrigerators, etc.) are shared by all residents in the area.


2. Rent payment method


The payment method can be selected as annual payment, semi-annual payment, or quarterly payment.


The new student gift package includes: customized thermos cup + laundry bag + conversion plug + windproof hanger


The 5-piece bed set includes: sheets, quilt covers, pillowcases, pillows, and quilts


3. Management fee The management fee is 6% of the rent. The management fee includes furniture maintenance and repair (natural wear and tear), cleaning of public areas, cleaning fees for bathroom floors, garbage removal, etc.


4. Stamp duty


The apartment must pay stamp duty when signing a lease agreement with the tenant, and stamp the stamp (commonly known as "stamp duty") on the designated day. If the term does not exceed 1 year, the tax rate is 0.25%, and the apartment and the tenant are responsible for half of the cost


 


The long-term rental period is unified as 360 days (2024.08.15-2025.08.09)

Booking process

1) After confirming the intention to rent a room, pay 2 months' rent as a deposit within 7 days after the invoice is issued to lock the room


2) Sign the contract and pay the first installment of rent (half of the total annual rent) within 14 days after the deposit is paid


3) Pay the second installment of rent (the remaining half of the rent) before August 15


[Semi-annual payment booking process]


1) After confirming the intention to rent a room, pay 2 months' rent as a deposit within 7 days after the invoice is issued to lock the room


2) Sign the contract and pay the first installment of rent (half of the total annual rent) within 14 days after the deposit is paid


3) 1.15 of the next year Pay the second installment of rent (the remaining half of the rent) before the date of the reservation.


[Quarterly payment reservation process]


1) After confirming the intention to rent a house, pay 4 months' rent as a deposit within 7 days after the invoice is issued to lock the room.


2) Sign the contract and pay the first installment of rent (the first three months' rent) within 14 days after the reservation is paid. The reservation will be converted into a deposit.


3) Pay each quarter's rent (three months' rent) before 2024.11.15, 2025.2.15, and 2025.5.15.
