Cancellation Policy

Cancellation policy:
According to Hong Kong rental market practice, if you cancel after paying the deposit, it will be regarded as a breach of contract, and the entire deposit will be deducted. If the room becomes uninhabitable due to reasons not caused by the apartment, and the tenant unilaterally cancels the lease during the contract period, it will be deemed as a breach of contract, and the total rent agreed during the contract period will not be refunded as liquidated damages; the apartment also reserves the right to pursue claims for non-occupancy during the contract period. All rental rights for the time period. The deposit will be refunded within 5 working days after the contract expires

Subletting Policy

1. Apply for sublease
After finding a new tenant and obtaining Party A's online identity authentication and confirmation of relevant roommates, you can apply for subletting. Each time you apply for subletting, you need to pay an administrative fee of HKD 500. Subletting requires 10% of the remaining lease term as liquidated damages and any rent difference will be paid by Party B. If the property is sublet in the last quarter before the end of the contract, liquidated damages will be waived.
Note: If Party B comes to Hong Kong with a student visa to study, according to Hong Kong law Party B cannot directly sublet the lessee unit to a third party, otherwise it will violate the stay regulations.
2. One-way change to Party A’s other room
After the application is approved by Party A and Party B is confirmed to have incurred the expenses during the contract period, 50% of the original monthly rent will be paid as a handling fee. Party B will pay the stamp tax arising from re-signing a new contract. In principle, it is when and only if there is a vacant room, and it is limited to the same type of room with the same price and the same period. Generally, if there is a price difference or a difference in rental period, it will not be approved.
3. Swap rooms with another tenant
Party B and another guest jointly apply to Party A and obtain approval to change the original contract, confirm that the expenses incurred during the contract period must be paid in full and there are no other fees, and an additional administrative fee of HKD 500 must be paid. The stamp duty incurred when signing a new contract shall be paid by Party B and the other guest.
