Expense explanation
[1] Accommodation fee:
This includes management fees, government rate leases, weekly shared space cleaning services, and general maintenance costs.

[2] Power grid fee:
Monthly charge of $300 Hong Kong dollars in advance, covering electricity and internet expenses.

[3] Margin/deposit:
Upon checking out, if the facilities in the house are intact, the security deposit will be refunded at the time of check-out.

The accommodation fee for the first two months must be prepaid along with the water and electricity fee.

Security/deposit for 2 months (for students requiring two-phase pre-payment) / 3 months (for workers or doctoral students with monthly payment and students requiring three-phase preparation).

Prepaid/monthly payment options require payment in two or three phases, with the margin/deposit to be paid within 14 days after check-in, and the remaining accommodation costs due by December 15.
Doctoral students or employees can pay monthly, with the margin/deposit to be settled within 14 days after check-in, and the monthly payment starting from the third month.

Yixianghaoju is a third-party platform for booking intention deposit rules:

1. To protect students' rights while booking a room and to handle the slow processing of contracts during peak seasons, the third-party platform offers a "temporary intention deposit" service. The intention deposit of "800 yuan" serves as a temporary occupancy fee to demonstrate sincerity in booking a room, not the final rent or deposit. The intention deposit can secure our booking queue for 1-15 working days. Upon receipt of the amount, our consultant will promptly synchronize with the apartment to issue the contract.

1. When the apartment opens for reservations, students who pay the intention deposit will be prioritized in the application process.

2. Reservation extension:
- If the apartment contract is not finalized within 1-15 working days of the reservation period and the student still intends to proceed, they may apply for an extension of the reservation period (providing a delay certificate from the apartment), with the maximum cumulative period not to exceed 30 working days. 3. During the reservation period, if the student has booked another property with the same rental period through Yixianghaoju, an unconditional refund can be made.

II. Refund Rules
1. Full refund conditions:
- After successfully signing the apartment contract, a refund can be requested in the system backend with the formal contract, a screenshot of the deposit payment, and the payment voucher for the intention deposit.
- If the contract is canceled due to reasons attributable to the apartment (official proof must be supplied), an unconditional refund will be issued.
2. If the student is within the holding period waiting for the contract, a refund can be requested at any time.
3. If the student receives the contract sent by the consultant, even during the extension of the holding period, the platform will not accept any reason for a refund.

III. Supplementary Provisions
1. The right to interpret these rules belongs to the third-party platform and the cooperating apartment.
