1. Eligibility
- Newly enrolled students for this academic year or graduates within three years can apply for accommodation. Roommates must be of the same gender, not necessarily from the same university.

2. Unconditional Deposit Refund Policy
- The contract can be canceled within three months prior to the lease commencement date, and the deposit will be unconditionally refunded with no additional fees charged.

3. Utility Fees (Water, Electricity, Gas)
- An advance utility payment of HKD 3,500 (cash) is required within the first month of move-in. This is not an all-inclusive or unlimited package; it will be settled upon check-out. Excess usage must be paid for, and any remaining balance is non-refundable.

4. Cleaning Fee and Internet Fee
- Cleaning fee is HKD 2,000 per person per year (cash), and internet fee is HKD 500 per person per year (cash). Cleaning is conducted twice a month, covering common areas, kitchen, and bathroom.

5. Payment Methods
- Annual payment: 1-month deposit
- "Two-installment payment": 2-month deposit (rent price remains the same)

6. Deposit
- RMB is recommended; the RMB amount will be stated in the contract, and refunded in the exact amount paid without exchange rate issues. 
- If HKD is insisted upon, only HKD will be refunded upon checkout. Please provide a HKD bank account. Our company will not make cross-border transfers to RMB for deposit refunds; please remind students.

7. Key Rent Payment Dates
-  The first installment of rent must be paid seven days before the lease start date. 
- The second installment of the "two-installment payment" must be paid within the third month after the lease starts.

8. Standard One-Year Fixed Lease
- All lease agreements are based on a standard one-year fixed term, meaning a full year's rent must be paid under any personal circumstances (including but not limited to: getting a university dormitory during the term, illness, withdrawal, school transfer, suddenly finding the area unsuitable, etc.). Any mid-term contract termination or non-payment of rent will be considered a breach of contract and will without exception be handled by reporting to the police and notifying the university.

9. Subletting
- Tenants on the "annual payment" plan can sublet the room once and must find a new tenant themselves in accordance with the subletting terms.

10. Clubhouse facilities are not provided

11. Stamping Requirements
- Since most landlords are unwilling to pay additional property tax, stamping (tenancy agreement stamping) will not be processed for individual students.

12. Viewing Requests
- Room viewings will only be considered starting in August, strictly provided that the current tenant has moved out and the room has been cleaned. 
- Note: Rooms will not be reserved during this period; first to pay the deposit gets the room. 

Friends and relatives are not allowed to stay or visit in any form; violators will be fined 1000 HKD/day. For specific details, please consult apartment management staff.
