In recent years, there have been cases in the Hong Kong rental market where tenants have suffered losses due to a one-time payment of the entire year's rent. Therefore, we adhere to the premise of fully considering the interests of every customer. All the apartment buildings we cooperate with support multiple payment plans, such as one-time payment/quarterly payment/monthly payment, etc. Please choose according to your own situation. Please pay attention to the above situation, [if there is any loss, you must bear the consequences yourself].

[Avoid at all costs! Electricity bills are arbitrarily apportioned, and over RMB 20,000 in deposit was withheld under an excuse] A reminder to everyone: never rent from this place! The move-out settlement and deposit refund experience was extremely poor, with serious arbitrary charges and delayed deposit refunds: 1. The electricity bill calculation is outrageous, forcing old tenants to pay for new tenants: In August, I actually only stayed for a few days (I had already left after August 7 and used almost no electricity), but the landlord/management simply and crudely averaged the entire floor’s total electricity bill for August based on the number of days. After August 25, a large number of new students moved in and electricity usage surged, yet the landlord forcibly mixed the old tenants who had barely used any electricity in the first few days with the high electricity usage of multiple new residents later on and split the cost equally! When I raised a reasonable objection, they brushed it off by saying they “didn’t know the exact electricity usage” and “it was done this way last year too.” The management is extremely rough and unreasonable. 2. Making a big issue out of a small amount, withholding over RMB 20,000 in deposit over a RMB 400 electricity bill dispute: By the final agreed deadline for returning the deposit, the deposit still had not arrived. After I followed up, they actually said, “The deposit cannot be refunded before the electricity bill is settled.” Over a severely unreasonable electricity bill dispute of just over RMB 400, they directly withheld my entire deposit of more than RMB 20,000. This shows a serious lack of contractual spirit! 3. Chaotic management, passing loopholes on to tenants: They lack independent electricity metering methods themselves, yet directly force tenants to bear their management costs and unreasonable bills. Their communication attitude is perfunctory. The accounting is unfair, and they withhold money as if they are completely justified! Unless you want to experience “staying for 7 days but sharing the whole building’s monthly electricity bill” as an act of charity, or enjoy the tug-of-war of “a RMB 400 dispute leading to RMB 20,000 in deposit being withheld,” stay away.
