[Fee Details]

1. A deposit is required upon booking:

(1) A deposit equivalent to two months' rent is required for a one-time payment of the room rate. A special discount will be offered if the full amount is paid within 30 days of the initial deposit.

(2) Rent paid every six months, deposit is three months' rent.

(3) Rent paid quarterly, deposit is three months' rent (for working persons or existing customers only).

(4) Rent paid monthly, deposit is three months' rent (for working persons only).

2. Rent must be paid before move-in (26.8.1). The payment methods are as follows:

(1) Pay rent in one lump sum and enjoy the annual payment price and discounts available on the platform.

(2) Pay rent every six months, the price is adjusted to 100% of the annual payment price, no discount.

(3) Pay rent quarterly, the price is adjusted to 105% of the annual payment price, no discount.

(4) Pay rent monthly, the price is adjusted to 118% of the annual payment price, no discount.

3. Truly a one-price all-inclusive management fee and miscellaneous fees, including the following services:

(1) All-inclusive water, electricity, gas and internet fees, rates and land rent, free use of home appliances. Electricity/gas fees are capped at HK$1,500 per household per year [HK$1,500 for the entire house, not for each room]. [When vacating, the utility bills will be split equally according to the lease term (not the actual move-in period) and the number of residents.]

(2) Free home repair and repair team on-site service throughout the year, valued at $15,000

(3) Monthly cleaning of common areas, valued at $12,000

(4) New bedding provided upon move-in, valued at $1,000

(5) No management fee, valued at $8,000

(6) Half-price emergency unlocking service, valued at $800/service

4. Referral Rewards:

(1) Receive $300 cash back for each friend you refer

(2) Receive a special edition Octopus card for referring two friends

5. Other Cash Back Offers:

(1) Receive $300 cash back for viewing the property online

(2) Receive $300 cash back for a positive review on the Uhomes platform and a sharing on Xiaohongshu after moving in.
