This apartment is located in the exclusive Via Bixio (Porta Venezia) It is on the ground floor with a private entry. As soon as you enter, you will feel the atmosphere of high quality decoration and comfort. You will find the living room with a comfortable double sofa bed, a plasma TV and an open kitchen. The bathroom is full (the washing machine is in the closet). The kitchen is complete with everything you may need for your pleasant stay, including air conditioning & free wifi. This apartment has been renovated in April 2015. The apartment is a short walk from Porta Venezia, in an open-air shopping centre, along the famous street "Corso Buenos Aires". The area has many restaurants, museums and a big park. Here, you will find a complete list of different kinds of restaurants and ethnic bars. The subway, the train, the tram and the taxi station are so close that you could reach every corner of the city. You could also arrive at the RHO trade fair and exhibition center or directly at PAVIA, COMO, LODI, NOVARA. Accessibility and transport: - Metro Red Line PORTA VENEZIA - Tram 33 takes to Lambrate station - Tram 5 takes to the Central station - Tram 9 takes you to Naviglio grande and Porta Genova in 15 minutes - Tram 23 takes directly to Duomo Booking Conditions: Bookings accepted from 1 month until to 12 months: In some periods we reserve the right not to accept short-term bookings. Before booking: Keep in mind that in order to book one of our apartments there are requirements and necessary documentation that we list below, if you do not have these requirements and do not have the required documentation do not proceed with the booking request to avoid it not being taken into consideration and consequently not accepted. For reservations with arrival within the next 7 days or in the 24/48 hours following the booking confirmation, customers must immediately send all the required documentation and proceed with the missed payments (Security Deposit, Utilities, administrative costs) otherwise the structure will proceed with the immediate cancellation of the reservation and will withhold the payment of the first month's rent paid to the portal without any refund.For future arrivals with an arrival date later than 7 days after the booking date, please send all the required documentation at least within 7 days following the booking, otherwise the property will proceed with the immediate cancellation of the booking and will withhold the payment of the first monthly rent paid to the portal without any refund. Requested documents: 1-Passport, identity card for European citizens, residence permits are not accepted as identity documents, they must always be accompanied by a passport or ID card. 2- Tourist visa in possession, can be delivered too upon arrival together with an entry stamp to the country. 3- Legal address of residence in the country of origin. 4- Tax Italian Code we don't accept just the number, it should be a document or card. 5- Registration accepted by the school, employment contracts, business trips, courses, internships, treatments, medical visits or hospitalizations, other things to be evaluated. *For guests without an Italian Tax Code, don't worry, you can ask it after arrival to the Italian Revenue Agency and send it to us immediately, the tax code is mandatory for contract registration, if 30 days after arrival you have not sent the Italian tax code, there will be a penalty of 50 euros for each week of delay after that. *Documents other than those indicated above will not be taken into consideration and the reservation will be automatically cancelled. To know: It is not possible to send lease contracts if all due fees have not been paid before hand. To access the apartment it is necessary to have first paid all two fees such as: utilities, administrative costs and security deposit, signed the contract and attached administrative documents acceptance of all terms and conditions of the service. We recommend making the remaining payments as soon as possible after booking confirmation or at least 10 days before the arrival date, in this way we can proceed with the signing of the contract, in this way on the day of arrival we only have to deliver the apartment to you. *The apartment is also available for companies, for company contracts there is a 30% price increase. *Cleaning services: Theapartment will be delivered completely clean, without damage and functioning, at the time of check out it must be delivered exactly the same, otherwise sums starting from 250 euros will be retained from the security deposit. (Extra intermediate cleanings are available on request, cost to be budgeted. CHECK-IN PROCEDURES: The delivery of the keys will take place directly at the apartment, previously organized with our employees, the delivery will take place only between 3pm and 7pm :00 from Monday to Saturday, it will be the tenant's responsibility to contact the agency as soon as possible to establish the time, customer services hours from Monday to Friday from 10:00 to 19:00, Saturday and Sunday we are not operational. For check-in requests outside our opening hours, a written request must be made in advance, it will be evaluated based on availability, there will be an extra cost of 50 euros. Sundays, national or local public holidays, so, if you book on one of these days, know that check in will be postponed to the first working available date. PAYMENTS TO BE MADE BEFORE ARRIVAL ARE: -Security deposit: 1 month for stays from 1 to 2 months and 2 months for stays from 2 months to 12 months, the property reserves the right to increase the security deposit if it deems it appropriate based on the occupancy and profile of the tenant. The security deposit is required as a guarantee of the property and can never be considered as payment of the monthly rent or for any other type of payment, it must be paid in full no later than the day of check-in together with administrative management costs and flat rate required for utilities / condominiums. - Adminstrative management cost 250 euros - Utilities and condominium flat rate: Studios 150 euros, One-room apartments 200 euros, Two-room apartments 250 euros, From 3 rooms up to 300. * For the winter period from 15 October to 15 April in in addition to the costs of utilities and condominium there will be an extra cost of heating that varies according to the type of property starting from 50 euros. * For stays which do not start on the 1st of the month or which do not end on the 30th of the month, the balance will be proportional. CHECK IN / OUT: - Check in from 3pm to 7pm and check out until 11am from Monday to Saturday. - Check-in / out at the apartment outside office hours there will be an extra cost of €50, upon request and acceptance by the structure. Check in and check out on Sundays or holidays are not accepted. THE PRICE INCLUDES: - VAT - Assistance service THE RENT PRICE DO NOT INCLUDES: - Administrative management costs - Bed and Bathroom Linen - In case of renewal of the Stay, the costs will be borne by the customer. In the reason for payment it is mandatory to indicate: -Name and surname. -Address of the apartment and city. * Payments without this information cannot be managed due to lack of data and considered as non-payment, bank transfers or separate payments are not accepted for each tenant, payments must be made in its entirety from a single current account or a single credit card. CANCELLATION AND WITHDRAWAL POLICY: -For reservations canceled more than 60 days before check-in, the tenant will receive the full first month's rent in advance. -For reservations canceled between 31 and 60 days prior to check-in, the property receives 50% of the first month's advance rent from the tenant. -For reservations canceled less than 30 days prior to check-in, the property receives 100% of the first month's advance rent from the tenant. -For reservations canceled on the same day of the check-in date up to 48 hours after check-in, the property receives 100% of the first month's advance rent from the tenant and any refund of the security deposit will be at the owner's discretion . *Once the lease period has begun, it is possible to withdraw from the lease with 90 days notice without incurring penalties; otherwise, the entire security deposit will be withheld. If the lease is terminated before the natural expiry date as per booking, even with regular notice, the customer must compensate the property, where present, for the commissions paid to the website on the entire rent. Upon check-out, if no checkersge is found to the apartment and all costs due have been paid, the security deposit will be returned after check out once the latest invoices for actual consumption have been received to proceed with the adjustments.
