[Apartment Regulations] 1. The apartment promotes an equal, friendly, and harmonious tenant culture (without landlords or surveillance). Tenants are strictly selected, mainly consisting of international students and local white-collar workers. The rental service is focused on Singapore apartments, mostly located near metro stations and shopping centers, providing an excellent living environment and resources for Chinese friends residing in Singapore with long-term residence permits. 2. Generally, the deposit is paid after signing the contract. For leases under one year, the deposit is one month's rent; for two-year leases, it is two months' rent. The deposit is normally refunded within a week after the landlord's inspection upon the tenant' s move-out. 3. According to the Singapore government' s regulations, the minimum lease term is 3 months. Most tenants have a one-year lease. Subletting is not allowed during the lease term, and terminating the lease early is generally not permitted (equivalent to forfeiting the deposit). 4. The rent includes air conditioning, furniture (bed, tables and chairs, wardrobe), Wifi, household appliances, communal facilities, and some regular services, such as weekly cleaning of communal areas. If agreed upon in advance, cleaning of your room can also be arranged, as well as quarterly maintenance and cleaning of air conditioning units. 5. The first 400 SGD of utilities per apartment is covered by the landlord (usually sufficient). Any excess is shared by the tenants. This arrangement encourages tenant discipline with minimal or no intervention from the landlord. If overuse causes discontent, tenants should discuss possible ways to save, such as using air conditioning only at night, turning off water heaters after showers, reducing washing machine time, or air drying clothes instead of using a dryer. 6. The rental agreement includes: ·No visitors are allowed after 9 PM, and no overnight stays are permitted, as per Singapore government regulations restricting unrelated individuals in an apartment to eight (in force until the end of 2026). There may be occasional inspections, so relatives and friends cannot stay overnight. ·Maintain quiet after 10 PM and foster good relations with neighbors. ·Clean the restroom after each use considering the next person, with the same principle applicable to the kitchen and living room or other public areas. 7. The warranty period for inside the room is 7 days. Afterward, whether in your room or in shared facilities, in case of damage, the lease stipulates that the first 200 SGD is covered by each tenant, and the rest by the landlord. For example, if a new air conditioner costs 3000 SGD, the first 1200 is borne by six tenants, and the remaining 1800 by the landlord. The same applies to appliances like washing machines, refrigerators, stoves, exhaust fans, etc. Such situations rarely occur, and even if they do, discussions ensure charges are reasonable and fair.
