[Apartment Regulations]
1. Tenants may use electric cooking appliances for light cooking (open flames and strong-smelling cooking methods are prohibited), and must bring their own electric cooking appliances that meet safety standards.
2. Tenants are not allowed to play or cause disturbances inside or outside and are fully responsible for the safety of electricity and fire. Accidents due to personal negligence must be borne by the tenant.  
3. When using air conditioning, tenants must close windows and doors and are responsible for cleaning the filter every three months and using professional maintenance liquids annually. Any malfunctions (such as leaks) due to untimely maintenance must be handled by the tenant. 
4. Tenants must turn off the air conditioning when leaving the room. The landlord will conduct random checks, and violations will result in fines of 50 SGD for the first offense, 100 SGD for the second, and 300 SGD for the third, increasing progressively. 
5. Tenants must not dispose of solid waste in the drainage, and food waste must be managed properly. If public areas are polluted, tenants must clean it up themselves; otherwise, a cleaning fee will be charged. 
6. If tenants lose their keys or access cards, they must replace them at their own expense.
7. Tenants are responsible for safeguarding valuables and documents and are not allowed to change the door locks without permission.
8. Tenants wishing to renew or terminate the lease must notify in writing 30 days in advance (from the 1st to 2nd of each month). Failure to do so will be considered automatic renewal, and the deposit cannot be deducted from the rent. 
9. The deposit will be refunded within five working days after the lease ends, provided there are no damages. It is recommended to take photos of the property’s condition upon move-in.
10. Tenants are not allowed to smoke indoors (including any smell of smoke). Offenders will be fined $100 per incident and will bear the cost of deep cleaning the air conditioning. 
11. Burning incense, using high-power electric cooking appliances, and littering in public areas are prohibited (violators will be fined $200).
12. Tenants are not allowed to sublet or let others stay without written consent. They must cooperate in showing the property to new tenants before the lease ends.
13. Tenants must pay rent, and malicious rent arrears will be reported to the police. Approved delays incur a late fee of $60 per day.
14. Defects in the property can be reported within 14 days of move-in. After that, routine maintenance (like changing bulbs) is the tenant's responsibility. No nails or stickers are allowed on the walls (use non-marking tape instead).
15. Tenants are not allowed to keep pets or host parties, and must keep noise to a minimum after 11:00 PM.
