Located in Sydney's inner west, this peaceful suburb is easily accessible by public transport. It is close to a number of prestigious universities, including The University of Sydney, which is a 14-minute drive away, so with convenience and mobility, you'll experience a whole new level of student life. Summer Hill is built around the façade of the restored West Suburban Ambulance Building and blends seamlessly into the historic village setting. It offers 181 private studios and a range of communal spaces, including a spacious courtyard. A full range of facilities are available, including Laundry Room, Study Room, Lounge and more.

Cancellation Policy
Residential Agreement Cancellations
Once a Residential Agreement (“Agreement”) has been signed, the student must comply with the terms and conditions of that Agreement. Whilst the terms of the Agreement vary between different Australian States, the student is required to pay the rental due for the term of the Agreement. If the original student wants to cancel their agreement with apartment and they or apartment finds a replacement student to take over the balance of the Agreement, the original student will no longer be required to comply with the terms of the Agreement. This will typically incur a cancellation administration fee of between 1-2 week’s rent.

Students may also cancel an Agreement without charge as part of apartment’s “No Visa, No Offer, No Pay” option if they are:
Unable to secure an Australian Visa;
Declined entry to their intended course of study in Australia.
The cancellation request must include supporting documents and be received prior to their lease commencement date.

ADDITIONAL TERM-NOTICE PERIOD FOR BREAK LEASE
The tenant must notify the landlord in writing 14 days prior to returning possession of the premises to the landlord if the tenant chooses to break their lease.

BREAK FEE FOR FIXED TERM OF NOT MORE THAN3 YEARS
The tenant agrees that, if the tenant ends the residential tenancy agreement before the end of the fixed term of the agreement, the tenant must pay a break fee of the following amount if the fixed term is not more than 3years:
1. 4weeks rent if less than 25% of the fixed term has expired,
2. 3 weeks rent if 25% or more but less than 50% of the fixed term has expired,
3. 2 weeks rent if 50% or more but less than 75% of the fixed term has expired,
4. 1 week's rent if 75% or more of the fixed term has expired.

Reservation Cancellations
If you are yet to sign your Residential Agreement, please see below for our Reservation Cancellation and Refund policy in your state.

Sydney (New South Wales)
The property will reserve the room for a minimum period of 7 days (or longer if both parties agree) to allow the customer to review and sign a residential agreement and associated documentation. Upon signing the residential agreement, the deposit will go towards the rent payable under the agreement. The customer can only cancel the reservation for a full refund if a written letter of cancellation is sent by email to your property prior to your Agreement start date for the following reasons:

The customer provides evidence that they have not been able secure an Australian Visa or they have been declined entry to their intended course of study in Australia.
The property has made any false or misleading statements or failed to disclose any material facts.
If the customer otherwise decides not to enter into the residential agreement the upfront deposit will not be refunded.

After signing the residential agreement, please refer to the property’s Standard Cancellation Policy.

NRAS Rooms: For special conditions relating to the refund of holding deposits for NRAS rooms, please review the NRAS eligibility criteria.

Check-in Guide

Before moving in, you must pay the deposit and sign the contract. Be sure to pay attention to every email sent by the apartment. Most apartments have rents that are paid every two weeks. You can bind a card to the apartment's account and the apartment will automatically deduct the money. You can change the card later. Remember to make sure your card balance is sufficient. (Please confirm the specific payment method with the consultant again)

The check-in date and address have been specified in the contract. The check-in address is subject to the apartment's email or the notice in the contract. Be sure to check it carefully. When choosing the check-in time, it is best to choose working hours (usually 9am-5pm Monday to Friday). Some apartments cannot check in on Saturdays, Sundays or Australian public holidays.

If the purchased flight ticket cannot be checked in during the apartment's working hours, then students need to arrange their own accommodation for the night or contact the apartment in advance to see if they can check in during non-working hours. Most apartments can provide free non-working hours check-in services, but a small number of apartments require a certain fee for checking in during non-working hours. I hope everyone is aware of this. A small number of apartments cannot check in during non-working hours.
