The new building is fully furnished with new furniture and well-designed communal spaces. At Y Suites on Regent, you'll experience top-notch student modern living. Contemporary furnishings and spacious rooms are designed to enhance your student experience and provide the perfect home away from home during your time in Sydney. The flats are conveniently surrounded by a wide range of amenities, public transport options and schools nearby, including the Red Peak train station, Woolworths Supermarket, TAFE and the University of Sydney, all within walking distance. There are also a variety of exciting cafes and restaurants in the surrounding area, providing maximum comfort and convenience for your stay at Y Suites on Regent.

Transport:

Y Suites on Regent is ideally located in Redfern, a suburb of Sydney's city centre. It is 3 kilometres south of Sydney's CBD and is part of the City of Sydney's local government area. It is only a 3-minute walk from Redfern train station and a 2-minute walk to Regent St opp Boundary St. Central Park Shopping Centre is approximately a 15-minute walk away. Chinatown and the Queen Victoria Building are over 20 minutes walk (15 minutes by car). It is roughly a 15-minute walk to the University of Sydney Business School. 22 minutes walk to the University of Technology Sydney. Taylors College Sydney is a 20-minute walk, and UNSW is about 24 minutes by bus.

Cancellation Policy

No Visa No Pay

If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, you will need to send a written email requesting for cancellation to email.

A written email requesting cancellation, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement or License to Occupy will then be cancelled without penalty.

Details

We may at our option cancel your reservation via email if:
The information you provide as a part of the application and reservation process turns out to be false;and/or
You fail to meet student status requirement;and/or
You fail to sign the Residential Tenancy Agreement/License to Occupy when required; and/or
You fail to pay the Advance Deposit/Reservations Fee; and/or
You fail to pay the Bond/ Security Deposit by the specified due dates.

Please be advised that upon making the initial deposit payment, you are required to sign the Lease Agreement/License to Occupy/Occupancy Agreement and submit the Bond/Security Deposit payment within one week. Y Suites reserves the right to cancel your booking and forfeit your deposit payment should you fail to comply with this requirement.

Cancellations Prior to Lease Commencement

Selected Room Type Is Unavailable
Y Suites may also provide the flexibility to refund the Payable Deposit if the reservation is cancelled by us if the selected room type is unavailable.

For all other reasons for cancellation of reservation
The Advance Deposit, including the AU$55.00 fee for the Shower Curtain and Mattress Protector, will be retained as it is non-refundable.
If your reservation is for Y Suites on Gibbons,the Payable Deposit will be retained as it is non-refundable.
Cancellations After Lease Commencement

You will be required to sign a Residential Tenancy Agreement, Rooming House Agreement, License to Occupy prior to arrival. Once the Residential Tenancy Agreement,Rooming House Agreement or License to Occupy is signed, the terms and conditions of the Tenancy Agreement, Rooming House Agreement or License to Occupy will then apply and supersede any other conditions of cancellation policy.

The Residential Tenancy Agreement, Rooming House Agreement or License to Occupy is a legally binding document, which if broken will incur penalties. Where a resident believes they cannot stay in the room or continue to pay the Rent/Occupancy Fee, they must notify Y Suites management in writing and complete a lease break form as soon as possible.

When considering prematurely terminating your Residential Tenancy Agreement,Rooming House Agreement, it is your responsibility to do the following:
Continue to pay the rental payments for the remainder of the agreement or until the apartment is re-let plus a portion of the letting fee and advertisement fee (if you have nominated Y Suites to advertise for you, calculated according to the Residential Tenancies Tribunal formula).
You may help in finding another suitable person,who needs to apply to Y Suites and have his or her application accepted by management, to take over your apartment.
A departure cleaning fee may apply if the apartment is not returned in the same or better condition to the owner.

When considering prematurely terminating your License to Occupy, it is your responsibility to do the following:
You will be charged an early termination fee of two (2) weeks'occupancy fee if the License to Occupy is ended by you within the first 48 weeks of the commencement of the License to Occupy
You will continue to pay all occupancy fees and charges as set out in Clause 3 of your License to Occupy until such time as an approved new Resident commences a contract for a period no less than the current agreement.
Additional cleaning fees may apply if the room is not returned in the same condition,allowing for fair wear and tear.

When considering prematurely terminating your Occupancy Agreement,it is your responsibility to do the following:
You will be charged an early termination fee of two (2) weeks'rent.
You will be liable to pay the rent until the earlier of:
-the end date of your Occupancy Agreement; or
-the date that Y Suites enters into a replacement Occupancy Agreement for the Bedroom,
You will be liable to pay Y Suites the equivalent value of incentives that were accorded to you as part of your Occupancy Agreement.
Additional cleaning fees may apply if the room is not returned in the same condition, allowing for fair wear and tear.

Note: *The Cancellation Policy is only available to new students with a booking,who have not previously stayed with us. Please note that once your contract commences,this policy no longer applies.
