Cancellation Policy

Details

CANCELLATION POLICY - CDA COLIVING:
1) Holding Deposit:
a) CDA Coliving may request a holding deposit (not exceeding one week's rent) once the
tenant's application is approved and the property is offered.
b) Within seven days of receiving the holding deposit, CDA Coliving cannot sign a tenancy
agreement with any other person, or longer if agreed upon.
2) Holding Deposit Allocation:
a) If the tenant signs the tenancy agreement, the holding deposit will be applied towards
the rent.
3) Non-signing by Landlord:
a) If the landlord does not sign the agreement, the holding deposit will be fully refunded to
the tenant.
4) Non-signing by Tenant:
a) If the tenant does not sign the agreement, CDA Coliving will retain the holding deposit
unless the tenant's non-signing is due to the landlord or agent not disclosing 'material
facts' or providing false/misleading information.
b) If the tenant does not sign the agreement but has made the complete payment, CDA
Coliving will keep the holding deposit (1 week's rent) and refund the remaining amount.
5) Overseas Bank Accounts:
a) CDA Coliving is not responsible for any transaction fees or exchange rate differences for
overseas bank accounts, except in cases where the cancellation is due to the landlord's
fault.
6) Early Termination by Tenant:
a) If the tenant wishes to move out before the end of the agreement, break fees may apply
based on the stage of the agreement.
b) Break fees are as follows:
i) Four weeks' rent if less than 25% of the agreement has expired.
ii) Three weeks' rent if 25% or more but less than 50% of the agreement has expired.
iii) Two weeks' rent if 50% or more but less than 75% of the agreement has expired.
iv) One week's rent if 75% or more of the agreement has expired.
CDA Coliving reserves the right to modify this policy with notice to tenants.
