If you find an apartment appropriate for your needs on our sites, you can consult and fill out the application form during browsing. The application form contains your name, email address, telephone number, rental period and other relevant info. At this stage, there is no need to provide any payment information or undertake any rental commitment. Our private booking consultant will contact you to discuss and confirm the required type of accommodation. We may contact you through email, Wechat, QQ, etc. We do not own, manage or contract any rental housing listed on our website. Nor shall we be a party to any agreement between the apartments and the students. The terms of agreement between the apartment and the student may vary from apartment to apartment. You are responsible for reviewing the specific terms in your agreement with apartments before signing, including payment and cancellation of payment through us. All aspects of the transaction between the student and the apartment shall be the sole responsibility of the user (including but not limited to the quality, condition, safety and legality of the advertised properties and the user's qualifications for trading). This contains all terms of deposit required by the apartment. We will not represent, negotiate or investigate the apartment or the student. We are not responsible for checking the identity of the student and/or the apartment side. If a third party (such as an educational agency or travel agency) acts on behalf of the student, it is the student's responsibility to ensure that the information provided by the third party is accurate. We encourage users to take all necessary steps to communicate directly with the student/apartment side to clarify the identity of each other, details of the properties and any rental agreement.

4. Authorizing:

placing an order on our platform means that you agree to be recommended to the apartment by uhomes, and authorizes uhomes as the agent to represent you in the period of contract negotiation, contract signing, contract payment, to deal with all documents and all related matters until the completion of the service. During and after the booking process through uhomes, you are not allowed to contact the apartment side to modify the recommender without the permission of us, or contact other platforms to modify the recommender. If there is any change in the contract, you also need to notify us. If any loss is caused to us, we have the right of recovery. uhomes and its third party partner are authorized to inquire or verify your information through legal channels (except for those prohibited by laws, regulations and regulatory policies) and reserve the right to store, organize or process the seized information based on your need. We and our cooperative third parties may continue to provide relevant services to you based on the aforementioned information (including but not limited to using the information to promote and provide you with other products or services of higher quality). All legal liabilities arising from false or invalid information you provide shall be borne by you. uhomes and the third party providing electronic contract services are authorized to arrange electronic contract services and generate electronic seal according to the information you provide to us. During your use of the e-contract services or after the termination of the e-contract services, we have the right to keep the relevant information and data from your use of the e-contract services. Your account and password on uhomes Platform are the only signs for us to identify your identity and instructions. All operations on your own account (including but not limited to information disclosure, information release, clicking consent or submitting various rules and agreements, signing electronic contracts, etc.) are regarded as your personal decisions or authorized by you. Any instruction from your account sent to us or any third party partner of ours constitutes your irrevocable authorized instruction. We and our partners shall not be responsible for any operation and the result in accordance with your instruction.

5. Rents and Deposits:

The prices shown on our sites are guidelines provided by the apartment side and are subject to change at any time. We do our best to update the apartment rental price in time, but there is still the possibility of incorrect prices. We expressly reserve the right to correct any incorrect prices on the website and/or on pending potential orders. We will frequently publish the rental price the apartment side provided to us. To the maximum extent prescribed by relevant law, we are not responsible for the correctness of the rent prices. Given the global nature of our sites, the currency unit displayed on our sites may vary depending on your geographical location. The exchange rates provided on this website are taken from a number of publicly available information sources and are for reference only. The accuracy of the exchange rates is not verified, so the actual rent may be different from the price shown on the website. The lodging providers reserve the right to adjust the rental before you pay the deposit and accept the rental contract. Therefore, the final rent price will be based on the rental contract you receive. After you have submitted your accommodation application and before the booking is completed, we are not responsible for any changes in accommodation prices or other services made by the accommodation provider. The cancellation of deposit, rent and other related charges shall be subject to the cancellation treaty stipulated by the lodging providers. Third parties may post promotions, sales or other forms of coupons on our website. The Coupon will contain terms and conditions that comply with these Terms of Use, and any attempt to redeem the Coupon in violation of these Terms of Use or Coupon’s terms will be deemed invalid. Unless specific statements, the coupon should not be used in conjunction with other promotions or discounts. Coupons are redeemable only during the promotional period specified in the coupon as appropriate. This coupon is non-transferable and has no other cash value. uhomes only directs you to pay the deposit to the apartment side. We  will not hold or withhold any deposit. At the end of the lease, you will need to contact the apartment side to refund the deposit. Similarly, we only directs you to pay your rent to the apartment, and do not hold or withhold any rent. Your rental contract is directly generated with the accommodation provider. After you move in, you need to communicate with the accommodation provider about any problems of the house. We can provide necessary assistance. Our company is only obligated to provide you with information and partial housing agency services.

6. Rental Contracts:

uhomes provide channels to promote and advertise rooms through its related subordinate products for the accommodation providers. At the same time, we provide accommodation booking and other related services to our visitors and users. Booking accommodation through our company means that you will enter into a legally binding contractual relationship directly with the accommodation provider. Make sure you understand and accept the rental contract directly from the accommodation provider. The information released by our company when providing services to visitors and users all comes from the accommodation provider. As a result, each accommodation provider can modify the prices, services, rental periods, etc. of its accommodation at any time. After you submit the application information on our website, and before you receive the notification of“successful booking” from our company or the confirmation message from the accommodation provider, the room price and other services and terms of accommodation are possible to change. These are all subject to the rental contract provided by the accommodation provider when the accommodation is confirmed. No accommodation application is 100% guaranteed to be successful. uhomes can not control the changes caused by accommodation providers, but can provide relevant assistance to you. If the breach of contract due to your personal subjective reasons causes any loss to uhomes, we reserves the right to recover.

7. Cancellations, early check-in, and late check-out:

Any rental contract is signed by the student and the apartment. It is the student’s responsibility to know and understand the cancellation policy at the time of booking. Please be sure to the cancellation, unsubscribing and changing policies when you submit your accommodation application on our website. After we arrange your accommodation, once you have completed your booking, you are regarded to have accepted the terms and conditions of cancellation, extension and early check-in as confirmed by the accommodation provider. Our website has no direct right to modify or change any of the above terms. All terms are subject to the rental contract and relevant notice provided by the accommodation provider. If you do not understand anything about the contract, please contact our relevant personnel or accommodation provider for confirmation. Any interpretation of the Contract shall be governed by the local laws of the accommodation. According to the relevant local laws, once you accept the rental contract offered by the accommodation provider, both you 2 parties are legally obligated to fulfill the relevant terms of the contract. Rental contract provided by the provider side, including but not limited to paper contract, electronic contract, etc. All contracts have the same legal effect.

8. Rooms:

With regard to the room orientation, floor, roommates, check-in time and other issues, uhomes will try its best to help users negotiate with the accommodation provider side. However, such issues are not under the control of uhomes, and the final booking result is subject to the provider side's contract or its timely notice.

9. Communications:

By booking accommodation overseas on our website, you are regarded to agree to (1) Accept the accommodation booking related email & SMS & Accommodation Booking Instructions issued by our company, including but not limited to accommodation booking reminder, city-related information and promotional and promotional information related to your accommodation booking. (2) Accept our after-sales satisfaction survey after a successful check-in or the termination of check-out, ; (3) We will not assume the responsibility or obligation of communication between the accommodation provider and the tenant after the reservation. However, we will assist the tenant to communicate with the accommodation provider. (4) uhomes will not be responsible for any consequences caused by your incorrect personal information (e.g. email address, mobile phone number and so on), the unforeseeable loss of the information sent to you by the accommodation provider or sent to providers by you. uhomes has the right to modify and improve the terms of service we offer frequently, in light of the development of the Internet and changes in relevant laws and regulations in the People's Republic of China and overseas. When you use our service, it is necessary to carefully read and reconfirm the latest service terms. In case of any dispute, please refer to the latest service terms.

10. Intellectual Property Rights:

We are the owner or the licensee of all intellectual property rights and all content on our sites. The content is protected by global copyright laws and treaties (and/or similar intellectual property laws, as relevant) around the world. All such rights are reserved.
