The apartment is excellently renovated according to everything our students need. Equipped with WI-FI (Fibre), washing machine, kitchen also equipped with all accessories. The area is residential and highly commercial; the context is full of opportunities for both services and commercial activities and is highly appreciated by students. The area is well served by public transport. A few steps from the Roma Tre university center. Marconi area, strategic and sought-after location less than 100 meters from the beginning of Viale Marconi, 5-10 minutes walk from the main faculties of the Roma 3 University, 10 minutes by bus from the IED and 20 minutes by bus from John Cabot University. We rent a beautiful single suite renovated specifically to offer comfort and convenience to our students. The room is equipped with a queen-size bed with two drawers, built-in wardrobe, desk with storage, bedside table, mirror, shoe rack, 2-seater sofa. We only rent SINGLE rooms and only to University STUDENTS, for this reason the rental periods are 6 months or a year. So the periods are: from September to February, from September to August, from March to August. You will check in and check out on your preferred date. ALL expenses are INCLUDED in the monthly fee (utilities, gas, electricity, internet connection, waste taxes) and NO Deposit is required. There is only a one-off administrative fee of €350 which covers contract registration fees and final cleaning. Payment will take place according to this timing: - first month (September) paid to the booking platform - at check-in the €350 administrative fee and two monthly payments (October and November) will be paid - 3 monthly payments will be paid by November 5th (December, January and February) (only for annual rental period) - 3 monthly payments will be paid by February 5th (March, April, May) (only for annual rental period) - 3 monthly payments will be paid by May 5th (June , July, August) IMPORTANT: This Landlord ONLY accepts booking requests that are: SEMESTERAL: o from September 1st to February 28th o from March 1st to August 31st. ANNUAL: or from September 1st to August 31st. For shorter periods the following surcharge applies: o 50€ for 11 months rental from September 1st to July 31st o 90€ for 10 months rental from September 1st to June 30th The Landlord only accepts bookings from students between 18 and 29 years old. IMPORTANT: rental payments are regulated as follow: For rental period longer at least 10 months: At the check-in the tenant has to pay the admin fee of 450€ + 25% of the remaining amount Within November 5th another installment of 25% is due Within February 5th another installment of 25% is due Within May 5th the final installment of 25% is due For rental period shorter than 10 months: At the check-in the tenant has to pay the admin fee of €450 + 50% of the remaining amount Within November 5th another installment of 50% is due GENERAL POLICIES (MANDATORY) Pets: not allowed Overnights guests: not allowed Payment method: bank transfer The 450€ admin fee cost includes the following services Contract registration tax and stamps Insurance Expenses condominium fees (building fees) TARI (refuse collection tax) Final cleaning of the room Required documentation: ID / Passport Tax code Your landlord speaks: English, Italian Your landlord does not live on the property Please notice that bedrooms will be cleaned anytime the tenants change , however the cleaning of the common rooms is the responsibility of the tenants living in the flat.
