Avon Way House is an exceptional student accommodation in Essex; new rooms and a fantastic Student Hub were built in 2021, offering a modern, comfortable living environment tailored to the needs of today's students. Situated near the suburban University of Essex Colchester Campus and Colchester Institute,  Avon Way House provides 406 beds with a mix of Non-Ensuite (2B, 3B, 4B, 5B, 6B) and Studio room types. Avon Way House consists of 8 residential blocks, all finished to a high standard and include fully fitted kitchens, well-furnished bedrooms, and common areas, the perfect places to study, live, relax and socialise. Our modern rooms include a comfy double bed, plenty of storage and 100 Mbps Wi-Fi to each room. The student room-for-rent housing in Essex also boasts several amenities designed to enhance the student experience, all without any service fees and including package collection services. 

 

Features

Avon Way House's accommodation options cater to various preferences. The Non-Ensuite rooms accommodate 2-6 people, sharing bathroom and kitchen facilities, fostering a community atmosphere. On the other hand, the Studio rooms come in several styles, including Standard, Countryside View, Townhouse, and Large, all with a kitchen and En-suite bathroom, providing privacy and independence. Each room is well-equipped with high-speed Wi-Fi, a comfortable 3/4 double bed (approximately 120cm x 190cm), a desk, chair, and wardrobe. The kitchens are fitted with essential appliances such as a stove, microwave, refrigerator, and oven.

 

Beyond the student housing rooms, Avon Way House offers exceptional communal facilities. An on-site gym caters to fitness needs, while the cinema room, pool table, table tennis and lounge area provide entertainment and relaxation options. The outdoor courtyard is an ideal spot for parties, gatherings and relaxation. The residence also features a laundry room, meeting rooms, lounge areas, free bicycle storage, and vending machines, all contributing to a comprehensive living experience.

 

Location and What's Hot?

Although Avon Way House is in a quiet residential area, it's just a 12-minute walk to the commercial district near the Hythe train station. Students can find the Tesco Superstore, Tesco Express, Costa Coffee, and a Tesco Bank ATM here. 

 

For a more extensive shopping and leisure experience, the Town Centre is the place to be. It boasts significant shopping centres like TK Maxx, Debenhams, Lion Walk Shopping Centre, branded stores like H&M and Superdry, the Odeon cinema, and The Gym. To dive into the local specials and highlights, students can dine out at Naka Thai, Miseria e Nobilta', Al Pacino Italy, and so on for Thai and Italian cuisines.

 

Transport

Avon Way House is conveniently located a 25 minute walk through Salary Brook Nature Reserve to the suburban University of Essex Colchester Campus. To reach the Town Centre, students can walk to Hythe train station or catch a bus. Avon Way House boasts an ideal location, with supermarkets, excellent transport links and scenic countryside right on our doorstep, including a bus service directly to the Town Centre and a Safe Bus from Sub Zero Night Club right to your door. The Library bus stop is just a minute's walk away, offering routes to St Michaels and Colchester Institute. The Greyfriars (Stop Hb) in Colchester Town Centre is also easily accessible via public transport. London Southend Airport and London Stansted Airport are also reachable within a 1-hour drive from the student residence in Essex.

Cancellation Policy

Details

Notice to cancel your contract for your accommodation must be given in writing by post or e-mail.

7-Day Cooling Off Period
You have a 7-day cooling off period during which you may cancel your contract by giving us written notice by post or e-mail. The notice must reach us by the end of the 7th day after the day you sign (either electronically or on paper) your accommodation contract but before you collect your keys for your accommodation (check in).
If you validly cancel during the cooling off period, we will reimburse the security deposit fee and any pre-paid accommodation fees.

Cancellations outside of the cooling off period, but before you have moved in.
(a) If your tenancy commencing between 1 September and 31 December, you may cancel your contract at any time up to and including 31 July before the start of the Period of Stay by giving us written notice (which may be sent by post or email, but not fax) that you wish to cancel. The notice must reach us on or before 31 July before the start of the Period of Stay and you must pay us a cancellation fee of £50 (or agree in writing that the fee may be deducted from the Deposit) by not later than 31 July, otherwise the contract will continue in force.
(b) If your tenancy commencing between 1 January and 31 March, you may cancel your contract at any time up to and including 31 November before the start of the Period of Stay by giving us written notice (which may be sent by post or email, but not fax) that you wish to cancel. The notice must reach us on or before 31 November before the start of the Period of Stay and you must pay us a cancellation fee of £50 (or agree in writing that the fee may be deducted from the Deposit) by not later than 31 November, otherwise the contract will continue in force.
(c) If your tenancy commencing between 1 April and 30 June, you may cancel your contract at any time up to and including 28 February before the start of the Period of Stay by giving us written notice (which may be sent by post or email, but not fax) that you wish to cancel. The notice must reach us on or before 28 February before the start of the Period of Stay and you must pay us a cancellation fee of £50 (or agree in writing that the fee may be deducted from the Deposit) by not later than 28 February, otherwise the contract will continue in force.
(d) If your tenancy commencing between 1 July and 31 August, you may cancel your contract at any time up to and including 31 May before the start of the Period of Stay by giving us written notice (which may be sent by post or email, but not fax) that you wish to cancel. The notice must reach us on or before 31 May before the start of the Period of Stay and you must pay us a cancellation fee of £50 (or agree in writing that the fee may be deducted from the Deposit) by not later than 31 May, otherwise the contract will continue in force.
Outside of the conditions described in (a)-(d) above, you may request to exit your accommodation contract early in writing; an early termination fee of £50.00 will apply which we will deduct from your security deposit.
You will be required to find a replacement tenant, reasonably acceptable to Beyond the Box Student, to take over your accommodation contract. Beyond the Box Student will use reasonable endeavours to help you to find a replacement tenant but cannot guarantee that a replacement will be available. Beyond the Box Student will assist in finding a replacement tenant, but this will only apply when all other rooms in the property are occupied*.
Please note: You remain responsible for all rent due as defined in your accommodation contract until a replacement tenant has been found for your accommodation. Once the replacement tenant has completed all the required documentation and made any payments that are due, we will process the refund of your security deposit if applicable and refund any advance rent payments that may be due to you.

Early Terminations after you have moved into the accommodation.
The cooling off period ends once you have moved into the accommodation, even if you move into the accommodation within 7 days of signing your contract. You may request to exit your accommodation contract early in writing; an early termination fee of £50.00 will apply which we will deduct from your security deposit.
You will be required to find a replacement tenant, reasonably acceptable to Beyond the Box Student, to take over your accommodation contract. Beyond the Box Student will use reasonable endeavours to help you to find a replacement tenant but cannot guarantee that a replacement tenant will be available. Beyond the Box Student will assist in finding a replacement tenant, but this will only apply when all other rooms in the property are occupied*.
Please note: You remain responsible for all rent due as defined in your accommodation contract until a replacement tenant has been found for your accommodation and all required documentation has been completed with the replacement tenant.
Any security deposit refund or advance rent payment refunds due to you will be paid once the replacement tenant has completed all the required documentation.

*Please note Beyond the Box Student will only assist you to find a replacement tenant for you once full occupancy has been achieved for the property. This does not affect your statutory rights. Please refer to the standard terms and conditions attached to your Accommodation Contract for full details of terms.

What is a margin?

Security deposits are part of our booking process. After paying this fee, no one else will be able to book the room as long as you sign and return the documents within the stipulated time frame. Failure to do so may result in your selected room being released for re-letting.

I'm a part-time student, can I live here?

Unfortunately, the apartment can only accept full-time students.

What will happen to my deposit?

Students can secure your deposit through the Deposit Protection Service (DPS) or the Lease Protection Service (LPS), who will hold your payment until the end of your stay with us. You will receive an email from the DPS/LPS confirming that their money has been secured. You will also get a deposit ID and a repayment ID. Here's the information you'll need to get your deposit back when you check out.
