The environment is nice. The dormitory is a little cramped, but 19 square meters is still acceptable. The dorm room is relatively clean, with no unpleasant odors. The air conditioning is centrally controlled and can only be used for cooling or heating during scheduled periods. Since the first floor of the dormitory is close to the road, it can be windy and dust gets in easily, so more cleaning is needed. The apartment lobby is tidy and clean, with quite a few tables available for tenants to study. There are also meeting rooms in the common areas, which residents can conveniently book for group discussions. Printing services are available at the front desk for a fee. In terms of safety, there is access control, and there is a police station next door. Fire alarm tests are conducted once or twice every month to ensure the system is working properly. In terms of transportation, the subway station and bus stops are just across the road, making it very convenient to get around. It is only a little over a 10-minute walk to the University of Sydney Business School.

If you want to go to the city center, you definitely need to take a bus or train.The apartment is clean. After moving in, I haven't seen any of the small animals or bugs that people talk about in Australia. The sound insulation is decent; you can hardly hear any noise between rooms, but if you're in the hallway, you can still hear some sounds. The door has gaps, so it lets in some cold air during winter.

Standard Cancellation Policy Residential Agreement Cancellations Once a Residential Agreement ("Agreement") has been signed, the student must comply with the terms and conditions of that Agreement. Whilst the terms of the Agreement vary between different Australian States, the student is required to pay the rental due for the term of the Agreement. If the original student wants to cancel their agreement with the supplier, and they or the supplier finds a replacement student to take over the balance of the Agreement, the original student will no longer be required to comply with the terms of the Agreement. This will typically incur a cancellation administration fee of between 1-2 week's rent. Part 1. Are you due to start your contract within 14 days and still waiting for your visa application to be processed or university offer to be confirmed? The supplier has the following options available: You can commence paying your lease while you await your visa / university offer and the supplier will hold your room for you. You can request a one-time only deferral of your contract start date up until Semester 1, 2026 and your rate will remain the same. If you choose a deferral, and then choose to cancel, 'No Visa, No Offer, No Pay' option will not be available and you will be required to pay the 4-week termination payment for a cancelled contract. You can choose to cancel and pay a 4-week termination payment. Please contact the supplier to discuss the best option for you. Part 2. Students may also cancel an Agreement without charge as part of the supplier's "No Visa, No Offer, No Pay" option if they are: (1) unable to secure an Australian Visa. (2) declined entry to their intended course of study in Australia. To exercise the "No Visa, No Offer, No Pay" option, the cancellation request must be: (1) accompanied by supporting documentation (2) received 21 days prior to the student's lease commencement date. If the student elects to cancel an Agreement within 21 days of their contract start date, or anytime thereafter, the terms oft’s Residential Agreement Cancellations Policy will apply. International Students If you are affected by student visa processing delays, you should contact the supplier 30 days prior to your contract start date to advise them of the delay and discuss your options. Part 3. Reservation Cancellations If you are yet to sign your Residential Agreement, please see below for the Reservation Cancellation and Refund policy in your state. Brisbane (Queensland) After paying one weeks' refundable rent to secure the reservation, before signing a residential agreement, customers can cancel their reservation for a full refund if a written (email) cancellation request is sent to the supplier. The email should detail the booking reference, customer name and reason for cancelling. If a rental agreement is not signed within 14 days of the customer making the reservation and paying one weeks’ refundable rent, the supplier can cancel the reservation for a full refund of the one weeks' rent. After signing the residential agreement, please refer to the supplier's Standard Cancellation Policy. Sydney (New South Wales) The supplier will reserve the room for a minimum period of 7 days (or longer if both parties agree) to allow the customer to review and sign a residential agreement and associated documentation. Upon signing the residential agreement, the deposit will go towards the rent payable under the agreement. The customer can only cancel the reservation for a full refund if a written letter of cancellation is sent by email to the supplier prior to your Agreement start date for the following reasons:(1) The customer provides evidence that they have not been able secure an Australian Visa, or they have been declined entry to their intended course of study in Australia. (2) The supplier has made any false or misleading statements or failed to disclose any material facts. If the customer does not enter into the residential agreement within 7 days (or longer if both parties agree), the holding deposit will not be refunded. After signing the residential agreement, please refer to The supplier's Standard Cancellation Policy. NRAS Rooms: For special conditions relating to the refund of holding deposits for NRAS rooms, please review the NRAS eligibility criteria. Melbourne (Victoria) The supplier will reserve the room for a minimum period of 14 days (or longer if both parties agree) after receipt of a holding deposit, to allow the customer to review and sign a residential agreement and associated documentation. If the customer does not enter into the residential agreement within 14 days, the holding deposit will not be refunded. After paying the holding deposit to secure the reservation, but before signing a residential agreement, the customer can only cancel the reservation for a full refund if a written letter of cancellation is sent by email to The supplier prior to your Agreement start date for the following reasons: (1) The customer provides evidence that they have not been able secure an Australian Visa or they have been declined entry to their intended course of study in Australia. (2) The supplier has made any false or misleading statements or failed to disclose any material facts. Upon signing the residential agreement, the deposit will go towards the rent payable under the agreement. After signing the residential agreement, please refer to The supplier's Standard Cancellation Policy.
