Spring Gardens is a quality international student accommodation in Aberdeen with 511 beds in four room types: Non-En-suite, En-suite, Studios and One-bedroom flats, catering for the needs of all students. Kitchens are fully equipped, and bedrooms are furnished. The flats are in a great location with several bus stops nearby and direct links to the University of Aberdeen and Aberdeen College.

 

Features

Spring Gardens offers free high-speed wireless Internet access in all rooms and common areas. Kitchen equipment includes a refrigerator, microwave and oven. Rooms are furnished with a comfortable 3/4 size bed, a desk and a chair. You can decorate the room to make it feel more like home. All rooms are equipped with an in-house bathroom, except for the Non-En-suite. The En-suite, on the other hand, requires sharing the kitchen and living room with a roommate. One-room flats offer spacious and comfortable separate bedrooms.

 

All students staying at Spring Gardens have free access to the gym at Causeway View Apartments. Common areas are cleaned by housekeeping staff free of charge. The laundry room is equipped with a washer and dryer, which students need coins to use. Bicycle storage is available in the apartment, as well as a study room and Table Tennis for students to use after school.

 

Location and What's Hot? 

Spring Gardens is surrounded by amenities, with supermarket chains Morrisons and Lidl a 10-minute walk away, while Spice of Asia and a wide range of grocery shops will help you unlock more choices. There are also several restaurants nearby, mainly Indian and Italian. Other options are The Pig's Wings, Miller & Carter and Maggie's Grill.

 

The city centre is home to almost all famous brand name shops, with Bon Accord and The Academy shopping centres offering hundreds of shops. The railway station and marina are also within easy reach, offering spectacular views of the sea. Cinemas, parks, museums and other leisure venues are nearby, and Aberdeen Beach is approximately 23 minutes away.

 

Transport

The University of Aberdeen is a 12-minute bus ride from the bus stops around Spring Gardens, Aberdeen College is next to the flat and a 2-minute walk away, and Robert Gordon University is a little further away and a 34-minute bus ride away. For travelling to other cities, Aberdeen train station is 11 minutes by bus.

 

Security & Services

Spring Gardens has a 24-hour emergency contact centre and a 24-hour security service team to ensure the safety of the flats at all times. Students can report breakages to the maintenance team through the MyUnite App.

Cancellation Policy

No Visa No Pay

No Visa No Pay (NVNP)
a.If the student who has completed their booking has their visa application rejected, the student can provide evidence of the refusal and the booking will get cancelled with no liability.
b.For the evidence at 7(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.Students can only cancel under 7(a) above, and under the NVNP policy, if they have applied for a visa and can evidence this. Students who haven't got a visa because they haven't applied for one are not eligible for the NVNP cancellation policy.

No Place No Pay

No Place No Pay (NPNP)
a.If the student who has completed their booking for a room is not accepted at a university in the city where they have booked a room with us, the student is able to cancel their room outside of the cooling-off period without the need for a replacement tenant provided they are able to provide evidence that they have not met the requirements for their offer or have been rejected by the university for some other reason.
b.For the evidence at 6(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.We reserve the right to check with the university if the evidence is genuine or fake. Providing fake / photoshopped documents is forgery and is an offense punishable by law in the UK.

Refund Guarantees Time Limit

3 days to accept the offer+ 7 days cooling-off period
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.
If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

Details

Making a Booking
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.

If one of the step is not completed within these 3 days, the offer will expire.

If the student still wants a room, Accommodation Supplier can re-process a booking, but Accommodation Supplier cannot guarantee that the same room or the same price will be available.

International cancellation provisions
These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.

Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided Accommodation Supplier are satisfied, Accommodation Supplier will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided Accommodation Supplier are satisfied, Accommodation Supplier will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Accommodation Supplier.

If an agent is involved the evidence must be sent to the agent and then forwarded on to Accommodation Supplier.

Replacement Tenants – Before your Tenancy Start Date has occurred

If you have proposed a replacement Tenant prior to your Tenancy Start Date, Accommodation Supplier has complete discretion as to whether it:

a. accepts the proposed replacement Tenant and enters into a Tenancy Agreement with them;
b. places the room back on general sale; or
c. allocates the room it to an alternative student on a waiting list to enter into a Tenancy Agreement.

Accommodation Supplier will release you from your Tenancy Agreement on the date seven days after any of the above has occurred.

The student remains liable for the rent unless they find a replacement Tenant.
