Powis Place is a high-quality student accommodation in Aberdeen, offering brand-new Studio and Ensuite room types. The flat is located halfway between the city centre and Aberdeen University, with the University of Aberdeen just a 13-minute walk away and a wide choice of restaurants and shops around the flats. Aberdeen city centre is a 10-minute walk from Union Street and there is a bus stop right outside the flat for easy access. George Street Shopping Centre, Aberdeen's second largest shopping centre with many brands and supermarkets, is just a few minutes' walk away. Not far from the flat is Queen's Link Leisure Park for leisure walks and a choice of cinemas and restaurants.

 

Flat facilities

Powis Place offers both en-suite (en-suite bathroom) and studio ( separate kitchen, en-suite bathroom ) room types, built-in 2016, up to 5 floors, all modernly decorated, clean and fully furnished, students can move in with their own bags. The rooms are equipped with 100Mb broadband and Wifi as well as a spacious common room, gym, pool table, laundry, bike parking and car park. Inclusive of bills, no additional charges. Each room has its own bathroom, the en-suite has a large communal kitchen and the studio has its own kitchenette. The rooms are bright and spacious with large floor-to-ceiling windows that can be opened and the heating can be adjusted to suit your needs.

Powis Place is a 13-minute walk, 4 minutes by car or 5 minutes by bike from Aberdeen University. Robert Gordon University is 19 minutes by car or 27 minutes by bike. North East Scotland University is a 10 minute walk, 5 minutes by car and 3 minutes by bike or bus.

 

Surrounding life

Powis Place is surrounded by a wide range of amenities, with a number of supermarkets, restaurants, takeaways and bars within a 10-minute walk. The flat is close to the main shopping area, Union Street, with shopping centres and restaurants nearby. A short walk away is George's Street, where you will find Aberdeen's second largest shopping centre, Bon Accord & St Nicholas, and if you want to spend time with friends, Queen's Link Leisure Park offers many options, including a multiplex cinema and many restaurants, while being close to the famous beach, Sunset Boulevard.

 

If you like adventure or some extreme sports, you can also take a ride to the Transitional Extreme Sports Centre for indoor rock climbing, martial arts, skateboarding and more. A few minutes walk or a car ride from the flat, you can enjoy Aberdeen's nightlife in Union Street's bars and nightclubs.

Cancellation Policy

No Place No Pay

Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 3 working days after their results day.

Evidence can be a written rejection letter from the University/College/UCAS, or a screen shot of the customer’s UCAS status along with the results etc. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.

Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.

Refund Guarantees Time Limit

You can cancel your tenancy agreement for up to 14 days after the date of your booking (the Initial Cancellation Period). For bookings made from 1st August to 30th September ahead of the academic year the booking is for, the Initial Cancellation Period reduces to 7 days. We will refund the full security deposit.

No Visa No Pay

Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.

Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

Our full termination policy is within your online account.

You can cancel your tenancy agreement for up to 14 days after the date of your booking (the Initial Cancellation Period). Please note, £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.

If you cancel your booking after the Initial Cancellation Period, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students and we are able to re-let the room. The replacement tenant must be over the age of 18 and have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information). If you find a suitable replacement tenant and the room is re-let we will refund your deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract.

How to pay rent?

Please enter the Student Portal interface of your apartment, click Review/Pay Statement to enter the payment interface, then tick the items that need to be paid, and click pay to enter the payment interface. The apartment supports online credit card payment (credit card is supported) or bank transfer 1. For online credit card payment, please ensure that the payment card type is one of the following four types: Mastercard/Visa/Visa Debit/Visa Electron. Carefully fill in the cardholder information, and please ensure that the payment card has sufficient credit, and the bank is opened and supports payment behavior. Please note that payment cards do not need to be present in person. 2. For bank remittance, please contact the apartment to obtain the transfer account under the guidance of the consultant, and then complete the corresponding payment in the bank. However, please note that wire transfers can take several business days to arrive, so payment needs to be arranged in advance.

Is an installment purchase possible?

If you have a valid UK guarantor, you can choose to pay the rent in three installments, in September, January and April. If there is no valid UK guarantor, full rent must be paid 1 month before the start of the contract.
