Aster House is a cosy student accommodation in Belfast, offering a stylish and peaceful 'green' living space. Echoing the nearby Botanic Gardens, the flats provide a place to relax after a long day of study, as well as a number of recreational areas. Just 0.7 miles from the city centre, Aster House is conveniently located close to the University and within walking distance of Queen University Belfast and Ulster University. Aster House offers students a space to study and live in balance.

 

Features 

Completed in 2022, Aster House offers 253 beds in Studio and En-suite rooms. All rooms are furnished with a comfortable double bed, a desk, a chair and a large wardrobe. The bathroom is equipped with a shower, sink, mirror, toilet and towel rack. The kitchen has a refrigerator, induction cooker, extractor hood, microwave oven and cupboards. There is also a separate washing machine in the Studio room for students' convenience. The facilities are fully equipped for a turnkey stay.

 

Aster House Apartments also offers weekday takeaway breakfast as well as 24/7h coffee and weekly kitchen and common area cleaning. The flats provide high-speed Wifi with personal internet access, a bike garage and rental service, and a games area, lounge and karaoke room for your convenience.

 

Location and What's Hot?

Aster House student flats are located in Botanic, close to the city centre and the University, and surrounded by shops and supermarkets. The flats are next to the Botanic Gardens, where you can walk in the morning to get some fresh air. Darcy's Belfast is just downstairs, and Hope Street Restaurant Belfast is an 8-minute walk away. Caffè Nero and Starbucks Lisburn University are a 7-minute walk away, so it's a good idea to go there for a coffee. Go to Tesco Express with your friends for everyday essentials without worrying about the distance. If you're craving pizza, go to Reggie's Stone Fired Pizza on University Rd. For those who like to shop, you can't miss Irish News and Great Northern Mall, which is an 8-minute walk away.

 

Transport 

The Queen's University Belfast campus is a 6-minute walk, and the Ulster University is an 8-minute ride from Aster House. There is no need to worry about commuting as the Upper Crescent and Bradbury Place bus stops are just 1 minute's walk away. The train station is also close by, with the Botanic and City Hospital a 6-minute walk away, making it easy to explore other cities in the UK.

Cancellation Policy

No Visa No Pay

If the Tenant is a prospective first year undergraduate student and the Tenant’s offer of a place at the University is withdrawn for one of the following reasons:
the Tenant’s place at the University is withdrawn as a result of the Tenant’s student visa being denied; the Tenant may be eligible to be released from this Booking (and the Tenancy Agreement, if completed) provided the Tenant supplies the Landlord with the following evidence:
a copy of written rejection letter from the University which confirms that the Tenant does not have the relevant Visa and a copy of the relevant Visa rejection correspondence

No Place No Pay

If the Tenant is a prospective first year undergraduate student and the Tenant’s offer of a place at the University is withdrawn for one of the following reasons:
1. by the University as a result of the Tenant not having achieved the required entry grades; or
2. if the Tenant chooses to go to a different University as a result of having exceeded the Tenant’s expected grades;
in respect of clause 1, a copy of the written rejection letter from the University or a screen shot of the Tenant’s UCAS which confirms that the required results were not achieved for the University; or
in respect of clause 2, a copy of the proof of acceptance of your new University by UCAS adjustment

Refund Guarantees Time Limit

1. Either party may terminate this Booking (and the Tenancy Agreement, if completed) by sending an email to the other party at any time during the 7 days after the date of this Booking (the “7 Day Cooling-Off Period”) unless the Move-In Date has occurred before then. If the Booking is cancelled during this period the Landlord will not charge the Tenant any sums due under the Tenancy Agreement and any Holding Deposit, Deposit, or advance of the Total Rent paid to the Landlord will be returned to the Tenant.

Details

1. Either party may terminate this Booking (and the Tenancy Agreement, if completed) by sending an email to the other party at any time during the 7 days after the date of this Booking (the “7 Day Cooling-Off Period”) unless the Move-In Date has occurred before then. 2.3. the Tenant’s place at the University is withdrawn as a result of the Tenant’s student visa being denied; the Tenant may be eligible to be released from this Booking (and the Tenancy Agreement, if completed) provided the Tenant supplies the Landlord with the following evidence:

in respect of clause 2.2.1, a copy of the written rejection letter from the University or a screen shot of the Tenant’s UCAS which confirms that the required results were not achieved for the University; or
in respect of clause 2.2.2, a copy of the proof of acceptance of your new University by UCAS adjustment; or
in respect of clause 2.2.3, a copy of written rejection letter from the University which confirms that the Tenant does not have the relevant Visa and a copy of the relevant Visa rejection correspondence

2.4. The Tenant must send the documents to the Landlord via email within 7 days from the date the Tenant’s results are published or within 7 days from the date the relevant Visa rejection correspondence is received. The Landlord will verify the documents and the Tenant will be obliged to supply any additional information requested by the Landlord. Provided that the Landlord is satisfied with the documents provided this Booking (and the Tenancy Agreement, if completed) will be cancelled and any Holding Deposit, Deposit or advance of the Total Rent paid to the Landlord will be refunded to the Tenant.

3. The Landlord may terminate this Booking (and the Tenancy Agreement, if completed) if the Tenant;

Fails to provide the documents set out in Part 2 of the Rental Requirements; or
Fails to take occupation of the Unit within 7 days of the Move-In Date (save where prior arrangement has been made between the Landlord and the Tenant).

4. To the extent provided by law, the Landlord shall not be liable to pay damages to the Tenant if the Landlord cannot give possession of the Unit to the Tenant on the Move-In Date for reasons beyond the Landlord’s reasonable control and in such case the Tenant shall not be liable to pay any part of the Total Rent or perform any of the other Tenant’s obligations prior to the date on which possession of the Unit can be given. The Tenant may terminate this Booking (and the Tenancy Agreement, if completed) if the Landlord is unable to give possession of the Unit to the Tenant within 90 days of the Move-In Date and any Holding Deposit, Deposit or advance of the Total Rent paid to the Landlord will be refunded to the Tenant.

5. Following cancellation of this Booking (and the Tenancy Agreement, if completed) in accordance with this clause the Landlord will be entitled to re-market the Unit immediately to other prospective tenants.
