Our brand new purpose built studios are ideal for having your own private space, but spacious enough to allow your friends to visit.
Each studio comes with your own private ensuite bathroom, all come with shower but some come with an addition of a luxury bath also.
Double beds with additional storage underneath, fitted wardrobe and desk with additional shelves for those valuable books and files. 32" TV with free view channels, unlimited fast wifi are part of everyday student life.
Our fully fitted kitchens are an essential part of independent living within your studio. All have a multi-functional ovens, hob with extraction canopy, sink, fridge/freezer, washer/dryer and a breakfast bar.

unihouse apartment only offers studio room type, so overall it is relatively quiet! Then the facilities are very new, each room has a separate bathroom and kitchen and a separate washing and drying machine (very practical). Both the wireless network and the wired network in the room can be used well, and the wired network is faster and very stable. The staff in the apartment are very friendly and any problems can be solved in time. Finally, from schools, supermarkets and bus stops are very close, life is very convenient! If the students of Boda do not have a strong demand for living in the city center, it is still very recommended here!

Uni house Studios - Reservation and Cancellation Policy
RENT PAYMENTS
The tenant assumes full responsibility for payment of the rent of the Studio as a whole. Any tenant who wants to leave the premises once the tenancy has been signed, will be responsible for finding a replacement and for notifying the Landlord of any proposed arrangement in writing and await the Landlord’s written reply before it is finalised.

In this situation the original tenant remain liable for the whole rent of the whole dwelling until a replacement tenant has been mutually agreed and the new tenant will then be taken to have assumed the rights and obligations of the tenant replaced for the remainder of the term granted as if named the original tenant. We will help find a replacement tenant as far as practicable for you, even though it is your responsibility.
RESERVATION & CANCELLATION
On making your booking, you will be asked to pay the deposit fee. This is to reserve your room, ensure it is taken off the market and held for you. Once your tenancy commences this booking deposit is held till the end of you tenancy. Your Tenancy Agreement is an Assured Shorthold Tenancy (AST) and it will be protected in the Deposit Protection Scheme (DPS), an independent government approved tenancy deposit protection scheme. Your Deposit will be refunded to you at the end of your tenancy if there are no outstanding arrears or damage to your room and/or communal areas.
With all documentation received, your accommodation can be paid for and the contract signed.  We accept fees in full.  You will be asked to pay the full years rent up front. This must be paid a minimum of 30 days before your tenancy start date.
If you have a UK based guarantor, you are permitted to pay your rent in quarterly instalments. The first instalment must be paid 30 days before your tenancy start date. You will not be able to move into the property if this has not been paid in full.
Subsequent payments are paid in 3-month instalments with a UK guarantor.  In some circumstances, we will accommodate different payment dates, as some student loans come through later, please discuss this with the lettings team.
BUILD DELAYS/ REFURBISHMENTS
If you reserve accommodation in a building that is being built or undergoing refurbishment and delays occur, you will be informed at all stages.
If necessary, you will be offered alternative housing close by if delays threaten to impact your ‘check-in date’.  You will be offered accommodation of equal quality and price.
“SPECIAL CIRCUMSTANCES” CANCELLATION FOR STUDENTS
For the introduction of UNIHOUSE in 2023 a full deposit refund will be given to students if they have to cancel their university arrangement in Birmingham. For the academic year 23-24 deposits can be returned in full if cancelling before 30th April 2023. Rent payments for 2023-24 are due by 01.08.2023 (1 month before start of tenancy). This will be reviewed for 2023
Any cancellations must be given in writing with full reasons given.
In these “special circumstances” when full rent is paid this will be returned in within 4 weeks.

Is an installment purchase possible?

If you have a valid UK guarantor, you can choose to pay the rent in instalments. If there is no valid UK guarantor, the full payment option must be selected.

How to pay rent?

Bank remittance: Please contact the apartment to obtain the receiving account information under the guidance of the consultant, and then complete the corresponding payment in the bank. Please note your name and room number to facilitate the identification of the apartment, and the wire transfer will take several working days to arrive, so you need to arrange payment in advance.

When I make a reservation, is the deposit I paid a deposit? How to refund?

The deposit is a deposit, which is not deductible from the rent. It will be refunded according to the degree of damage to the room facilities at the end of the lease period.
