When should I book student accommodation at The Toybox?

All of the room options at The Toybox experience strong demand throughout the academic year, with some being fully booked even before exam results are announced. We recommend reserving your spot as soon as possible to guarantee availability.

Can I view The Toybox student accommodation before booking?

Of course, you can book both virtual and personal tours with our consultants to view The Toybox student accommodation. We also provide real photos, videos, lives, and 3d views.

Can we make a group reservation?

Of course. For locations with cluster apartments, it is easy to arrange bookings with friends. Just let us know who you would like to live with, and we will do our best to accommodate your request. Please note that this depends on room availability, and booking in advance will make it easier to arrange.

How can I find out who I will be living with?

For privacy reasons, we won’t disclose names, but you can find out who you will be living with, such as their gender, grade, and school information, by checking the resident group shared before your move-in or asking your apartment team.

About two months before your move-in date, you will be invited to schedule your move-in time. You can choose the time that works best for you. If you have any special requirements regarding accessibility or transportation arrangements, please let us know at that time.

Do I need to pay any deposit?

Unlike other providers, we do not require a security deposit to secure your booking. However, we do require the rent to be paid in advance, which will be deducted from your first month's rent (you can think of it as a gift to yourself when September comes!).

What is the cancellation policy?

We have a 5-day "cooling-off period." This means that if you need to cancel your booking, you can do so within 5 days after signing the lease agreement, as long as you haven't moved in yet. If you need to cancel after the cooling-off period, we may allow cancellations in certain circumstances, such as if your UK visa is refused or you don't meet the requirements for your target university. Please make sure to provide the UCAS notice or visa refusal document within 72 hours of receiving the notification. You can also transfer your lease to another suitable tenant. If a suitable replacement is found, we will conduct a qualification review, and once approved, they will take over the lease agreement.

What should I do if I have special needs?

We offer permanently accessible rooms and temporarily adjustable rooms to meet your needs. For more information, please contact your apartment team directly.

What should I do if my student loan is late?

If your loan is delayed, please contact the apartment team at your complex, and they will provide you with advice.

How should I pay the rent?

You can log in to the Concurrent Portal using your reference number and password to pay your rent. You can choose to pay via direct debit or bank transfer.

How can I pay rent as an international student?

As an international student, you can make payments via bank transfer (Transfermate) or credit card (please note that there may be transaction fees). For more information, please refer to your booking documents or contact your apartment team.

Although we love pets, unfortunately, they are not allowed unless they are registered service animals. We apologize for any inconvenience!

Can I let guests stay in my room?

Sure, but please do not invite guests to stay for more than 3 nights, and make sure to confirm with your roommates first.

Will my student apartment be cleaned?

When you arrive, your student room and the shared areas of the apartment will be kept very clean. After that, the cleaning will be your responsibility. If you have any questions or need advice, please contact our apartment team.

How to report a maintenance issue?

If you need repairs, you can report any maintenance issues through the Concurrent App, and our apartment team will address your requests as soon as possible!

All of our student accommodations are smoke-free, including all types of e-cigarettes. You can smoke in the designated smoking areas outside the building or in the courtyard.

How to connect to the internet?

All our locations have wireless internet coverage throughout the building. Upon arrival, you just need to connect your device to the Wi-Fi. If you prefer, you can also choose to connect via Ethernet by plugging into the network wall socket in your room.

What items are prohibited on the premises?

For health and safety reasons, we do not allow the following items: candles, oil burners, deep fryers, and any electrical equipment that does not comply with UK standards and regulations. We also cannot accommodate electric scooters or similar items. Please do not bring these items, as you will be asked to remove them.

Will someone enter my room?

We will conduct room inspections three times a year and occasionally carry out health and safety checks. During these inspections, we will need to enter your room. However, we will inform you at least 24 hours in advance and knock on the door to introduce ourselves before entering.

How big is the refrigerator in the studio? Is there space for a freezer?

All the units come with a small refrigerator that has a freezer compartment.

Can I bring a rice cooker/electric pressure cooker?

Please avoid carrying these items (or items with similar voltage). Their high voltage is dangerous and may cause electric shocks.

Do you offer airport shuttle services?

We do not offer airport shuttle services. However, all our locations have convenient transportation connections. Depending on your location, you can take public buses, trains, and taxis.

Is there a lease takeover service? What is the application process?

Currently, we cannot guarantee that there will be takeover applications for leases in the future. Please contact our apartment team for the latest information.

The environmental facilities are very good, the space is large, and it won't be very hot in summer. The view from the 10th floor is really nice, overlooking the school's iconic building—the clock tower. During every holiday, the staff carefully decorate the apartment and provide us with small gifts, which is very thoughtful and creates a great festive atmosphere. It is only a one-stop train ride to both the school and the city center, and it only takes three minutes to get to the station!

The house is nice, the triangular kitchen is spacious, and the view is great. The ensuite is also quite good, and it’s only a 10-minute walk from the city center. The receptionist is very nice, there is 24-hour hot water and front desk service, and someone is available to receive packages. The bus to the school goes directly, and the bus stop is right downstairs.

It's okay. The soundproofing is indeed poor, the service is good, and the facilities are just okay. It was too hot this year, so there wasn't much that could be done. Rooms facing the sun are too hot in summer. In winter, the heating automatically shuts off, so you have to buy an electric heater. My experience booking accommodation abroad was very pleasant, and the process was smooth. The toybox I rented is within a five-minute walk to convenience stores, bus stops, train stations, and post offices. The Premier League cinema is a ten-minute walk away, and the city center is a 15-minute walk. There is a Chinese girl at the front desk of the toybox, so we could communicate in Chinese, and she's really nice~
