The Hub offers three sizes of En-suite rooms (Private bathroom, shared kitchen), each of which is well furnished, fully equipped, and spacious. En-suite rooms are equipped with comfortable beds, lockers, desks and chairs, bookshelves, private bathrooms, sofas, TVs and other appliances. The communal kitchens have essential kitchen equipment such as refrigerators, microwaves, and hoovers. Students can also access common areas such as the laundry room, lounge, and bicycle parking. Transport

The University of Dundee is just across the road from The Hub student flats, a 6-minute walk away, and Abertay University, an 8-minute walk away. Hunter Street and Brown Street bus stops are next to the flats; from there, you can get to every crossroads in Dundee. Dundee train station is a 13-minute walk away, making it easy to get to the rest of the city.

 

Security and Service

The Hub student residences are equipped with 24-hour security, CCTV surveillance, 24-hour multiple electronic access control with video surveillance, and several electronic gates that visitors must pass through to enter the residences. You will not be able to cancel the booking unless it caters the following situation.
- Cancellation for specific criteria with providing the evidence in 72 hours.
No offer no pay: If you are a first-year prospective undergraduate student, the offer withdrawal due to not meeting entry grades or choosing a different university.

Details

1. Holding Deposit:
- Paying the Holding Deposit secures your room.
- The deposit converts to a refundable Security Deposit upon signing the Tenancy Agreement.
- Security Deposit is protected in a government-approved scheme.
- Consent given to use provided details for government sanction list checks.
- Refund of Security Deposit at the end of tenancy if no arrears or damages.

2. Cancellation by You - Cooling Off Period:
- Full Holding Deposit refund within 14 days of Accommodation Offer.
- If booking made <14 days before check-in, cancellation until 14 days after Offer or Tenancy Start date.
- Cancellation via email, refund within 7 days during cooling off; after, no Holding Deposit refund.

3. Period Before Tenancy Agreement:

-Right to return Deposit and cancel booking if deadline missed, false info provided, or immigration issues.

4.Period From Tenancy Agreement:
1)You will not be able to cancel the booking unless it caters the following situation.
- Cancellation for specific criteria with providing the evidence in 72 hours.
A.No offer no pay: If you are a first-year prospective undergraduate student, the offer withdrawal due to not meeting entry grades or choosing a different university.
B. No visa no pay: Failure to obtain UK Visa results in Tenancy Agreement cancellation.
2) Other cancellations: no Holding Deposit refund, obligations under Tenancy Agreement remain.
3) Replacement tenant possible, subject to agreement; refund minus Holding Deposit as a cancellation fee.

5. Cancellations After Moving In:

-Release possible with conditions, including finding a replacement.
-Replacement must be enrolled full-time student.
-Refunds processed after replacement signs the agreement.

6. Cancellations by apartment or Landlord:

-Booking canceled if Tenancy Agreement not signed within 14 days.
-Failure to check-in without signed agreement may result in cancellation; no Deposit refund after cooling off.
-Agreement termination only by mutual consent or as outlined in point 3.

7. Room and Tenancy Changes:

-Unable to shorten tenancy length but may extend until Tenancy Start Date.
-Free room upgrade or change until Tenancy Start Date, subject to availability.
-Room moves after start date subject to availability.
