Some Studio room types allow double occupancy, can my friend stay with me?

Yes, you need to reconfirm with the apartment whether the room type you choose allows double occupancy, and the co-resident needs to be a student.

What is the general difference between Bronze/Silver/Gold/Platinum room types?

The main difference is the size of the building area, but each room has the same furniture, decoration style, etc. Note: There may also be other minor differences between apartment buildings in different cities.

Can I switch if I don't like my room?

If other students cancel the room, or agree to exchange with you, you can contact the property management team of the apartment, and the staff will try their best to meet your needs. However, except for the different room types and different building areas, the configuration and facilities of each room are the same.

Can I check in early?

If you need to check in early, please contact your consultant teacher. If there are vacancies in the apartment for the corresponding lease period, you can arrange early check-in after accepting the corresponding extra rent

How should I pay my rent?

You can choose to pay annually/quarterly/monthly.

If the rent has not been paid when it is due, will it be directly deducted from my bank card?

Won't. You need to log in to your apartment system account and set up your payment method, pay online or pay by credit card at the front desk of the apartment, or pay by bank transfer, but bank transfer is usually used in special cases (such as online payment difficulties/ payment failure, etc.), we prefer the first two payment methods. When you submit your reservation request, you can choose your payment method.

When do I need to pay the deposit?

When you submit your application and accept the contract.

When can I get my deposit back?

Your deposit will be refunded at the end of your lease. The premise is that you successfully complete the check-out inspection (ie: no damage to the facilities in the room or other room cleaning problems). During this period, your deposit will be held by the deposit monitoring platform [Deposit Protection Service] or [My Deposit Scotland].

Can I have my courier pre-delivered before check-in?

It depends on the type of room you book, the best way is to contact the property team of the apartment and confirm. If possible, you need to write your full name and room number clearly on the package so that the staff can store it for you.

What kind of guarantor do I need to provide?

The guarantor needs to know about your occupancy and agree to your rent payment. If payment is delayed, the property will contact your guarantor. The guarantor must be at least 18 years old, have a full-time job, and have a fixed residence. Generally, the guarantor will be required to provide proof of residential address to verify identity.

Do I need to pay land tax?

If you are an eligible full-time student, you will be exempt from paying land tax. You must provide proof to the apartment that you are a full-time student

You can check in at the beginning of the contract. If you arrive at the apartment during non-working hours, it is best to inform the apartment in advance so that the apartment can arrange check-in.

How do I collect my access card?

After completing the check-in process at the front desk, you can get the key card from the apartment front desk

Can someone else get the key card for me?

No, for security reasons, your key card can only be collected by yourself.

Can I smoke inside the room?

The apartment is non-smoking for safety reasons and has smoke alarms. If you need to smoke, please ask the front desk of the apartment where the corresponding smoking area is located.

I love sjh! First of all, the front desk staff are all super nice, and the maintenance staff handle work orders very promptly. After living here for more than a year, I feel very comfortable. Most importantly, every room has its own washing machine—I really love it!

CHEN**

The apartment is well-equipped, and the washing machine works very well. However, the construction site next door is very noisy, and the internet speed is just average. The apartment front desk service is quite good, and maintenance is also very fast.

XU**

Facilities: Repairs are quick, and broken items are replaced directly! If there's a washing machine, you can wash freely! Soundproofing: Not very good Location: Very, very close to the main campus, very convenient

YE**

uhomes.com is quite reliable, and the consulting service is attentive. The apartment has a private washing machine and is well-managed. The surrounding environment is also good, close to Chinatown, and there is a Chinese supermarket nearby.

BAO**

The apartment is in a good location, making it convenient for shopping and commuting. The sound insulation is rather average, and it is often possible to hear movement in the corridor and slight noises from next door. The indoor facilities are complete and in good condition, with no issues for daily use. The internet speed throughout the house is smooth and stable. Overall, the living experience is moderate and sufficient for daily self-occupancy.

LU**

The overall experience was very good. The apartment was clean and tidy, with a reasonable layout, and the furniture and basic living facilities were quite complete, making it very comfortable to live in. The building environment was also relatively quiet and safe, and it was very convenient to come and go on a daily basis.

LUO**

Overall, it was not bad, but the bathroom shower was broken upon check-in. After that, I contacted reception and they provided a solution.

CHEN**

Great housing resources, the facilities and services are good.

CHEN**

The apartment services are very good, the staff is also very patient, and the washing machine is easy to use.

WAN**

Overall, very good, my customer service is very attentive.
