Do I need to pay property tax?

If you are a qualified full-time student, you will be exempt from property taxes. You must provide proof to the apartment that verifies your status as a full-time student.

Can couples stay here?

Couples are welcome to stay in the apartment, but there will be a slight increase in the price. Currently, there is a 20% surcharge on rent for double occupancy.

What fees do I need to pay?

All utility costs, including water and electricity, 250Mbps broadband and wireless network, as well as all personal belongings insurance, are included in the rent. Breakfast is also included in the weekly rent from Monday to Friday.

What should I do to request repairs?

1. Report repairs using the apartment app. 2. Report repairs at the apartment front desk.

The apartment supports account login, allowing payments through the TransferMate platform in collaboration with the apartment or via bank wire transfer. 1. Payment through the TransferMate platform: Please log into your personal apartment account, then select "Pay Now" on the Booking page to be redirected to the TransferMate payment interface. Fill in the relevant information and complete the payment. Please note that this payment method means you are paying TransferMate, and after TransferMate receives the funds from the student, they will pay VITA STUDENT. Therefore, the expected processing time for your payment to be received is about 3-5 business days. This timeframe may be extended during public holidays in China and the UK. 2. Bank wire transfer payment: VITA officially accepts bank wire transfers, either from China or from UK bank accounts. For UK bank transfers, the typical processing time is around 1 week for updates, while for China bank transfers, it usually takes 1-2 weeks. Please note that currently, VITA does not have a bank account in China, only a company account in the UK. Please use VITA's official account for the remittance operation and strictly follow VITA's information. Do not trust any information provided by third parties.

A guarantor refers to a person who is over 18 years old, can share the financial responsibility of renting with you, and is able to pay the rent if you, for any reason, are unable to do so. If you choose to pay your rent in two or four installments during the booking process, a guarantor is required. They must agree to be your guarantor and sign the rental documents. The apartment management has the right to seek unpaid rent from the guarantor. Therefore, it's essential to ensure that your guarantor understands their obligations.

Can I keep pets in the apartment?

No, pets are not allowed in the apartment.

What is the Advance License Fee Payment that I paid when I made my booking?

When reserving an apartment, a deposit of 2 weeks' rent is required, which will be deducted from the total amount of the rent. Payment can be made by credit card, debit card, or bank transfer.

What should I do if something in my room is broken or has malfunctioned?

You can use the mobile app provided by the apartment to comfortably stay in your room and report repairs! Fill out the repair request form, and you can also attach a picture. The equipment manager in the apartment will respond as soon as possible. You can also go downstairs and talk to the customer service team at the front desk about the issue; they will be happy to help.

Can I smoke in the room?

No, smoking is strictly prohibited in the apartment according to the signed lease agreement. Each apartment has a designated smoking area; please smoke there.

Can I smoke inside the room?

For safety reasons, smoking is not allowed in the apartment, and there are smoke detectors installed. If you need to smoke, please ask the apartment front desk where the designated smoking area is located.

What kind of person can be a guarantor?

Anyone over 18 years old, residing in the UK, and not living in Vita Student Accommodation can act as a guarantor for students choosing to pay rent in four installments. Anyone over 18 years old, residing anywhere in the world, and not living in Vita Student Accommodation can act as a guarantor for students choosing to pay rent in two installments.

Can I move into the room early?

This depends on your usage of the reserved room. You can send an email in English to the apartment management team at CustomerEngagement@vitastudent.com.

Where can I do my laundry?

All dormitories have laundry rooms in the apartment building, equipped with washing machines and dryers. The cost for each laundry cycle is about £2.7, and the drying cost is approximately £1.2. You can use the apartment's mobile app to check if your clothes are done and see when the machines are available! The laundry room is also open 24 hours a day.

Who should I contact if there is a problem with the internet?

You can contact the staff in the apartment and submit a maintenance request form.

You can check in as soon as the contract starts. If you arrive at the apartment outside of working hours, it's best to inform the apartment in advance so they can arrange the check-in.

How do I get my access card?

After completing the check-in process at the front desk, you can collect your access card from the apartment reception.

Can someone help me collect the access card?

No, for safety reasons, your key card can only be collected by yourself.

How much is the deposit?

You only need to pay the deposit and rent.

What is the deadline for paying rent?

Log in to the student portal of the apartment and check your payment plan on the booking page. Additionally, the apartment will provide a contract with details. After your booking is successful, the apartment will send a copy of the contract to your email, so make sure to save it!
