Overall pretty good. The surrounding environment is cleaner. The room size is OK, the toilet is clean and basically has no peculiar smell. The room is ventilated, but the toilet is ventilated in general. Light, sound insulation can also. The kitchen is large enough, with two refrigerators and a crowded stove. There is only one faucet. There are many cabinets. There are no disinfection cupboards. There are ovens and bread machines. Convenient transportation, easy to hit uber and take the bus. It is really very close to jubilee campus. It takes about 30 minutes to walk to park campus. The nearest supermarket is Lidl, which takes 14 minutes to walk. Other supermarkets are far away.

Cancellation Policy

No Visa No Pay

No Visa No Pay (NVNP)
a.If the student who has completed their booking has their visa application rejected, the student can provide evidence of the refusal and the booking will get cancelled with no liability.
b.For the evidence at 7(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.Students can only cancel under 7(a) above, and under the NVNP policy, if they have applied for a visa and can evidence this. Students who haven't got a visa because they haven't applied for one are not eligible for the NVNP cancellation policy.

No Place No Pay

No Place No Pay (NPNP)
a.If the student who has completed their booking for a room is not accepted at a university in the city where they have booked a room with us, the student is able to cancel their room outside of the cooling-off period without the need for a replacement tenant provided they are able to provide evidence that they have not met the requirements for their offer or have been rejected by the university for some other reason.
b.For the evidence at 6(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.We reserve the right to check with the university if the evidence is genuine or fake. Providing fake / photoshopped documents is forgery and is an offense punishable by law in the UK.

University / School intake delayed

If your school start date is delayed, you must provide proof to the apartment within the specified time.

Refund Guarantees Time Limit

3 days to accept the offer+ 7 days cooling-off period
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.
If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

Making a Booking

International cancellation provisions
These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.
1.Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
2.After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
-No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Unite Students and must be sent to internationalcancellations@unitestudents.com.
If an agent is involved the evidence must be sent to the agent and then forwarded on to internationalcancellations@unitestudents.com.
3. Replacement Tenants - the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply. Please note the point that Unite Students is under no obligation to enter into a Tenancy Agreement with any replacement Tenant that is suggested under this provision.
Passed the 31st August, the No Place No Pay and No Visa No Pay do not apply.
The student remains liable for the rent unless they find a replacement Tenant.

When is the due date for rent payment?

Please open the contract issued by the apartment, which is a pdf file of Tenancy_Agmt. The YOUR PAYMENT SCHEDULE BREAKDOWN section on the second page will display the detailed payment plan for your room. Please pay each Rent Instalment strictly according to the above display. Please note that the DATE part is the deadline for each payment (in the format of day/month/year), and AMOUNT is the amount that needs to be paid each period.

How to pay rent?

Rent can be paid by credit card or international bank transfer. 1. To pay the rent directly with a bank card (VISA or Master card only), please log in to the account set up by the apartment, then enter the my account - payments interface, and check the payment operation. The payment card does not need to be held by the person, but it must support large-amount payments. If the payment fails, please check with your card issuing bank whether there is enough amount and other issues. 2. Domestic payment by bank wire transfer If you do not have a corresponding bank card to swipe your card online, you can also buy pounds from a domestic bank, and then transfer them to the apartment's account. Before paying, please communicate with the bank you plan to use in advance, determine what materials you need to bring for wire transfer, and then bring the corresponding materials. And please ask the bank to assist in calculating the corresponding transfer fee to ensure that the rent can be credited in full. Please strictly use the bank information in the bank transfer sent to you by the apartment (in the Booking Offer Confirmation and Acceptance email based on your successful room reservation, there is a pdf of Bank_Transfer_Info sent by the apartment) to perform the wire transfer operation, and fill in the receiving bank information and corresponding postscript information, please do not trust any collection account provided by any third party.
