Refund Policy

Early Termination Option. Except as provided in Section 19 of this Lease regarding military service members or the death of all Residents, Resident is expected to remain a resident and perform all Lease obligations throughout the term of this Lease. Resident understands that Resident is liable under the Lease through the end of the Lease Term, even if Resident relinquishes possession of the Apartment Home before the end of the Lease Term. If Resident vacates the Apartment Home before the end of the Lease Term, Owner will incur damages and costs which include, but are not limited to, the Rent Default Termination Damages (described in the Definition Annex of this Lease). To avoid this uncertainty, and as an alternate to liability for Rent Default Termination Damages, Resident may choose to pay a flat fee in advance to terminate the Lease early, rather than remaining liable for rent due through the end of the Lease Term.To do so, Resident may elect to exercise an Early Termination Option under the following conditions and by following these procedures: (i)At least 60 days before the date that Resident desires to end the Lease Resident gives Owner written notice of Resident’s election to exercise the early termination option, signed by all Residents; (ii)Resident receives written confirmation from Owner that Owner has received this notice; (iii)Resident is not in default of this Lease both when resident gives the notice and on the date of early termination; (iv)Resident pays Owner all Rent and other amounts due through the early termination date; (v)Resident pays the relet Charge and any Rent Concession, before the early termination date; (vi)Resident vacates the Apartment Home on the early termination date in the manner provided in this Lease.Exercise of the Early Termination Option will affect only Resident’s obligations after the early termination date; Resident must comply with all other Lease obligations and shall remain liable for any damage to the Apartment Home or from the payment of Rent and other amounts when due, through the early termination date. Resident may not exercise the Early Termination Option under this paragraph if there are less than 3months remaining on the Lease Term or during a Two-Month Renewal Term.By exercising the Early Termination Option, Resident agrees that Resident prefers to have a fixed, known amount that Resident agrees to pay to move out early, rather than taking a chance that the actual costs could be more or less than this agreed-to amount. Resident also agrees to pay this charge whether or not Owner is successful in re-renting the Apartment Home. Additionally, Resident understands that this charge is not a penalty or fee that relieves Resident of his/her obligations under this Lease.Notice of Termination. After Resident gives the notice of intent to vacate or terminate under subsection B or E above(including a Termination Notice), Resident cannot change Resident's move-out date as stated in the notice without Owner's prior written approval. Verbal notice shall not be sufficient to constitute notice of intent to vacate or terminate. Except for an early termination under Sections 2.E or 19, Resident's move out from the Apartment Home before the last day of the Lease Term or Two-Month Renewal Term shall not terminate this Lease or release Resident from liability under this Lease.

Is the unit furnished?

The apartment is generally unfurnished, according to the American custom of clean-in and clean-out, but the kitchen and bathroom facilities are basically complete. But you can buy furniture as you like.

what's the difference between studio and 1b1b unit ?

Studio is similar to 1B1B, and the studio is cheaper. The defining difference between a studio and 1-bedroom apartment is that a 1-bedroom features a separate bedroom area that is distinct and closed off from the living room and kitchen area. 1B1B is a standard unit with one bedroom, one living room, one kitchen and one bathroom.
