For Algonquin College (AC) students, the Ottawa rental market is slightly simpler than Toronto or Vancouver, but the options are still quite diverse.

To help you understand, I've categorized common student accommodation types into four main categories, ordered from highest to lowest price and ease of management:

• 1. Algonquin College Residence

Room Features: AC's dorms are mainly 2-Bedroom Suites. This means you share a small kitchenette and bathroom with one roommate, but each person has their own private bedroom.

Advantages:

• • Unbeatable location: Only a 5-minute walk to classrooms, no need to brave the cold in winter.
  • All-inclusive: Furniture, utilities, and internet are all included; no need to set up your own accounts.
  • Safe: On-site security and Resident Assistants (RAs).

Disadvantages: Most expensive (approximately $12,500/8 months), and a mandatory meal plan is required. Cooking is inconvenient (usually only a microwave, no stove).

• 2.  Algonquin Off-Campus Housing / PBSA (Purpose-Built Student Accommodation)

Room Features: Modern decor, usually multi-bedroom suites with multiple bathrooms. The biggest feature is the Individual Lease – you are only responsible for the rent of your own room, so you don't have to worry about roommates leaving.

Advantages:

• • Move-in ready: Fully furnished and beautifully decorated.
  • Luxurious facilities: The building includes a gym, study rooms, game rooms, and even a free shuttle bus to AC (such as The Revalie).
  • Vibrant social life: Frequent social events such as pizza parties.

Disadvantages: Relatively expensive ($900-$1300+/month), and the location may not be right next to the school, requiring a shuttle bus or public transportation.

• 3. Private Apartment Rentals

This is the largest housing group among Algonquin College students. There are many rental buildings managed by large companies (such as Minto, CLV Group) around the school (near College Square), such as the Deerfield and Navaho communities.

Apartment features: 1-bedroom, 2-bedroom, or 3-bedroom townhouses. You will need to sign a contract with your roommates (Joint Lease).

Advantages:

• • Good location: Many are right across from the school, next to supermarkets and bus stops.
  • Cost-effective: Rent is moderate when shared.
  • Freedom: True independent living, you can buy your own furniture and decorate, and cook whatever you want.

Disadvantages:

• • No furniture: Usually, the apartments are unfurnished; you'll need to buy your own bed and desk.
  • Complicated procedures: You need to set up your own electricity and internet accounts, and a guarantor may be required during the application process.

4. Algonquin House
The most cost-effective option, suitable for those with cars or those looking to save money.

Apartment features: You rent one bedroom in a house, and everyone shares the kitchen, living room, laundry room, and sometimes the bathroom.

Advantages:

• • Cheapest: Rent is usually the lowest ($650-$900/month).
  • Spacious: There may be a backyard, and the living environment is relatively quiet.

Disadvantages:

• • Snow shoveling/lawn maintenance: Living in a house means you need to shovel snow in the winter (or the landlord may be responsible, you need to confirm).
  • Poor sound insulation: Wooden houses generally have poor sound insulation.
  • Distance: Usually requires a 15-20 minute walk or bus ride to school.

When choosing housing near Algonquin College, students should prioritize the following key factors, as they significantly impact living costs and academic success: location, budget, utilities, roomates, safety, and amenities.

Location

Find student apartments near Algonquin College's Ottawa campus (1385 Woodroffe Ave):

• 15-minute walking distance (best option): South of Baseline Rd, along Woodroffe Ave, and around College Square. This is the "golden circle" for Algonquin College students.
• 30-minute one-way bus ride (secondary option): Areas radiating from the three "student lifelines": Baseline Rd (Route 57), Woodroffe Ave (Route 88), and Merivale Rd (Route 111). The key is: the house must be directly across from or within 50 meters of a bus stop. uhomes.com offers Algonquin student housing along Route 88.

Budget

• The average rent of 1-bed apartments near Algonquin College: $1,900 /month
• The average rent of studio apartments near Algonquin College: $1,600 - $2,000+ /month
• The average rent of shared house near Algonquin College: $750 to $1,000+/month for a single room

Utilies

• This is the biggest variable. If it's electric heating and you pay for electricity yourself, the monthly electricity bill in winter could be as high as $200-$400+, which must be factored into your budget. If it's central heating (often included in the rent), that's a huge advantage.

Roomates

Shared apartment or shared house are common options for students, we can help you find roommates that align with your priorities and lifestyle preferences.

Safety

You should consider both the neighborhood and the building itself. For safe neighborhoods near Algonquin College in Ottawa, consider Nepean (especially around College Square/Baseline), Centrepointe, and areas near Carlingwood. Safe Algonquin College student housing features 24-hour surveillance, access control system, or a front desk, and on-site support.

Amenities

The shared laundry machines in the apartment building cost approximately $3 for washing and $2.5 for drying each time. Having a washing machine in your unit saves you $40+ per month and also saves you time. PBSA provides student-friendly amenities like study rooms, gyms, high-speed internet, and social spaces.
